Cornish New Hampshire

My client and friend owns an estate in the Cornish Art Colony of New Hampshire. He's completed a tremendous amount of work on the home but came to me for additional financing. My investors backed away from the deal, but I still think it has appeal for the right investor. We need someone with a great appreciation of the arts and one that is familiar with Cornish New Hampshire. (or at least someone that wants to become familiar with the place) This is where JD Salinger lived and Woodrow Wilson spent his summers.

This property has a huge historical value and most of that has been kept, however the home is fully wired and brought up to very high standards. Aga range, vaults, wine cellars, radiant heated floors, barrel ceiling dining room, art studio, pool, flower gardens, outdoor space...the list goes on.

I need one of two thing for my friend. Someone can come in and purchase this property allowing my friend to complete the renovation or they can provide us with a bridge loan.

This is the first project I have ever gone outside my investor network to find a home. I do this only because of my relationship with the owner of the property.

MICHIGAN

Many have been scared to enter the Michigan market, NOT US! We have found phenomenal deals in the state, although we have kept our distance from Detroit for now. We're closing on six deals this quarter in Ann Arbor and Kalamazoo. We really like Ann Arbor because of the University. We're primarily focused on multi-family, but we are closing on an assisted living facility in the next two weeks.

We have a GREAT bridge to HUD loan financing product. We'll soon be utilizing the new SBA program in the same way.

2010 looks to be another banner year for True Blue Equity Partners. Our company is growing with multiple associations just added this year. We're looking for quality deals in the Caribbean and USA. Specifically the Bahamas and Turks & Caicos, as well as South Florida. We've also had some recent success with high end homes in California.

Through our partnership in Tampa Fl, we've created multiple correspondent lender relationships with institutional and insurance lenders. Many times this creates a built-in takeout for our short term bridge loans.

Typical terms these days for a bridge loan are 3 pts and 12-16% Interest-Only. 2-5 yr terms.

I expect to see a LOT of retail properties this year. There will be purchase opportunities and a boatload of refinances. Send them both our way.

Also, one of our investors is buying hotels with value-add right now. We like limited service, preferably on the coasts.

Bahamas fund just closed on a deal a Eleuthera in the $5M-$10M range, as well as participated in a $200M condo development in South Florida.

For Brokers: if your client thinks his property in the Bahamas is worth $20M, cut it in half and we'll consider lending 40% of it. I'm not saying that's the case with all of them, but it is for the majority. Also, keep in mind that loans in Bahamas require central bank approval which can take up to 45 days...
