Economics, Morality, Consumption Ordinance - Oh My!

"Sometimes you want to go where everybody knows your name... "  well, maybe but not so fast! 

 

The 40 plus page draft of Fannin County's Consumption Ordinance  starts this way:

"AN ORDINANCE TO PERMIT CONSUMPTION ON SPECIFIC
PREMISES OF WINE AND MALT BEVERAGES AND TO
AUTHORIZE
FARM WINERIES AND TASTING ROOMS
WITHIN THE UNINCORPORATED AREAS OF FANNIN COUNTY"

 

Last Tuesday, (December 8, 2008), Fannin County Commissioners voted to begin the process of enacting an ordinance to regulate the sale of beer and wine in the "unincorporated" areas of the county.  At the meeting under tight security, it was clear that the battle between morals vs. economics in our county continue. 

With the current unemployment rate in Fannin County double from what it was last year, economics was high on the list and as one commissioner stated, he could not legislate morality.  The ordinance is to permit consumption on specific premises and allow for farm wineries and tasting rooms.  Its purpose is to allow family restaurants to serve beer and wine, but no nightclubs or bars.  No Cheers Bar here.

 

With the passing of this ordinance, the private sector will be able to create new jobs and boost Fannin county's competitive edge along a major corridor (Hwy. 515) between Atlanta and Blue Ridge.  Two more public hearings are scheduled on Tuesday, December 16 and again on December 23.  So, in Fannin County, if you want to go where everybody knows your name, church is still the best place.

Is It a Good Investment to Purchase Raw Land These Days?

Have you considered purchasing vacant land these days? Is it a good investment? Well, you've probably heard it said, "they're not making more of it"... How true is that statement! Whether you are in the market for a dream lot with future plans to build your retirement home, a farm, or maybe commercial property for a business idea you have, even a lot just to park a camper for quick getaways, whatever the reason, land will always be a good investment if you are careful to consider what your intended use of the land is and how well the parcel you want to purchase supports your intended use.


If you are thinking you might live on the land at some point, then consider water, power and septic. Will the land support a water well if public or community water is not available? Will the land pass a perk test for a septic system? Also, vacant land can be more difficult to sell in a time of crisis since most people tend to search for an existing home. But land prices do not fall as much as an overpriced house if the housing market is overbuilt lending itself to the old adage, " they're not making more of it".

Be sure to consider other snafus that might occur when purchasing undeveloped land, such as:




Will the land support the structure you want to build in the spot where you want to build it?

If your investment is for a business, ask yourself, "If I build it, will they come"?

Access to the land

Is there a recent survey, if not, have one done since property lines may not always be well defined

Zoning restrictions or (lack thereof)




The old stand by is still true, if you are thinking about purchasing undeveloped land, keep in mind, location, location, location! Consider capital gains tax if you are purchasing raw land strictly for resale

The market is offering the greatest real estate opportunities anyone has seen in the last 25 years. In the past, many people have been priced out of lakeshore property but in today's market, you might even find that you can afford that lakefront parcel now. In today's declining market, now just might be one of the best times to buy land well in advance of your intention to use or build on it. Over time, the price of land may very well increase faster than the cost of building a structure on it. After all, "they're not making more of it".

Chances are, I would never have met Rodney since his target area is primarily Atlanta and my target area is primarily the North Georgia Mountains. But, we were brought together on a property for sale in the mountains that was advertised in Atlanta (not in our MLS in the mountains). Hope is Somewhere Over the Rainbow

Most of us if not all of us in one way or another have had quite a challenging year. Some challenges have been personal, some have been business and some of us have experienced challenges on both fronts. With the current turmoil in our economy and many of us seeing the balances drop like a rock in our IRAs, it can be overwhelming and even devastating.

Last week, my area had a great downpour and after the storm passed, the rain subsided, the clouds broke and this appeared.

Reminding me that there is hope somewhere over the rainbow.

Please pray earnestly for our nation, our courageous troops and those in leadership positions. In God "I" Trust.
