Here is my monthly post of the statistics for the month of May. This is the first part of 3 sets of statistics. The first one is the comparison of Active Listings for the month of May, May 2008 vs. May 2009. These statistics were taken from flexmls on 6-1-09. This data is for Monroe County. One of the best kept secrets of Pocono Communities is POCONO SPRINGS, located in the Newfoundland/Gouldsboro area of the Poconos. Just about 15 minutes north of Mount Pocono.

In the old days when the Poconos were strictly a tourist area all our Communities were primarily vacation home communities. Naturally over the years and since 911 we have become just as much a primary home area as we are a vacation area. Pocono Springs still holds the Vacation Home community feel although there are numerous residents who live there all year around.

Out of the 4200 lots there are only approximately 670 homes making this a relatively undeveloped Community. This keeps the Community sweet and serene in my opinion. And the lots are very reasonably priced, compared to most communities in our region, in my opinion.

The first picture is one view of the 122 acre lake, and the 2nd is another view of the lake in another direction. The third picture is a view of one of the fishing docks along with a picnic area. The fourth picture is the Community Kiddie pool and their large Pook behind it. The last picture is the Community Center next to the pool area. The Community center also houses their cafe, which is awesome too!

Well, Congratulate me. I've moved up a notch in my technology savvy (teehee). I have learned how to add a voicemail attachment to my emails, kinda giving them a nice personal touch.

So many times when I start working so early in the am and sometimes when I finish so late in the pm I don't want to call for fear of waking someone, so I don't call. I just send an email. Well, now that I have accomplished this feat I can do both all in one.

It's so cool. I understand why all of you who have accomplished this years ago are laughing at me and thats OK, I'm laughing at myself too. (for taking so long to accomplish such a little task)

Well, onward and upward, to the next new technology step I can make.

What shall it be?

I would like to be able to be seen on the side of my uploaded videos to you tube, giving the narration of the property as it is being seen, not as part of the video itself, that takes away from the view of the property, but on the side. Can this be done?

Probably. I'll get back to you once I figure it out.

This data is presented to show the price difference between the Solds of April 2009 versus the Solds of April 2008. Notice how we actually had two townships that their values went up instead of down.
