You know, it really, really makes your day when a Client gives you lots of compliments and has been so pleasant to work with through the whole transaction.

Don't you just love your job and look forward with great anticipation to your next transaction to see if you get to go through those feelings of euphoria again.

Each time I had to speak to this client or each time she called I answered the phone with a smile because I knew it would be a pleasant conversation and we would be able to work out any "snags" we were running into. Just a pure pleasure to work with.

It's just a fabulous reminder of why you love your job and the pleasures that come from it.

This client was the type of individual that even made everyone at the closing table become relaxed due to her jokes/comments. It was a good day!

Pocono Farms is a reputable Community located in Tobyhanna, PA, just a few miles north of Mount Pocono, PA.

Their full name is Pocono Farms Country Club Assoc. Inc. They have a fabulous golf course where Tour Qualifiers are held. The Golf Course is open to the public. They have a very nice Country Club with a fine restaurant and I hear the food is fabulous (and reasonable). They also offer an Olympic size outdoor swimming pool where they offer many special items for the kids. Tennis courts, basketball courts and playgrounds can also be found for your pleasure. Also available is the beach at the lake.

If you are a golfer or just enjoy watching Golf, having a house on the Golf Course is a nice treat. Otherwise the community offers cul-de-sacs for added privacy locations and/or your traditional lots and houses.

Located in Mount Pocono on Route 940, just west of the intersection with Route 611 in Mount Pocono are numerous stores for your shopping needs.

On one side of the road there is a Wal-Mart Supercenter with a Perkins Restaurant.

On the other side of the road there is the K-mart plaza. Stores located there include K-Mart, Fashion Bug, Mr. Z's (grocery store), Subway, Rite-Aid, Radio Shack, Sneaker King, Brother Bruno's pizza, McDonalds, and more.

As most of you know I believe in being positive. So on that note along with the positive information that we have been receiving in the headlines (consumer spending up 2% in February, etc) I would like to report a positive that I feel you should hear about too. See the chart below for an illustration of what I am about to state.

GOOD NEWS! The percentage that home sales dropped from 2007 to 2008 versus 2008 to 2009 is less for 2008 to 2009 than it was for 2007 to 2008. Am I confusing you? I'm confusing me. The data shows that for Monroe County the number of houses sold when comparing 2007 to 2008 was

-35% and that percentage for the same time frame of 2008 to 2009 was -22%.*

A lower percentage! That's good news!

You must also take into account that the first quarter is usually the slowest quarter for real estate. For the entire year of 2008 the number of houses sold was -26% indicating that the year improved as the year moved forward and 2009 will surely do the same.

The number of showings we are getting at the office has picked up. YAHOOOEEEEE!

I have found that by doing my grocery shopping off the "Pocono Mountain" saves me 20% on my grocery bill (very good news for a family of 5).

My crocus have bloomed, my daffodils are blooming and I am seeing new growth of leaves on the tress-LOVE THAT SPRING IS HERE!

This is not as appealing as my typical newsletter however I am having difficulty being able to cut and paste my entire newsletter. It offers much more color and text boxes and the gragh is large enough that you can read it. Sorry. I'll get it figured out by next month (I hope) Thanks for reading. Bobbie
