Snow in the Poconos!

10-15-09
Bob Kelly

Yes, it's October 15th. Yes, we've had our first snowflakes of the season today. And yes, we're excited! Ok, we're sure the snow isn't here to stay yet...we haven't even enjoyed all of the fall weather yet! But it does bring some excitement as the winter season approaches. With all the winter activities here in the Pocono Mountains, it's hard NOT to be excited when you see the snowflakes coming down! But don't worry, it's not really winter just yet. There are just a few areas where the snow is even sticking, but it's not on the roads. Just some ground is covered, and it'll be gone by the end of the day. And right here in Stroudsburg at our office, it's just a mixture of snow & rain, so it only looks wet out there...not white! But still drive carefully! There may be some slippery spots!!

Mazezilla!

Every fall, Mazezilla in the Pocono Mountains attracts many people from far and near, for lots of fun. What is Mazezilla? It is a maze that is carved out in a corn (maize) field. Every year there is a new design, with this year's theme as Lost In Space. There are obsticals and stops to make along the way, and even MORE challenging if you try this at night! But don't worry, if zig zagging through a corn maze doesn't sound like your thing, there is somthing for the whole family. There's a pumpkin patch where you can pick your own pumpkin, with a hayride to get you there! Also there's a produce stand and pet farm animals. It's a quick ride from downtown Stroudsburg and Route 80! For more information, directions and hours, you can visit mazezilla.com! Have a great time!

The Timber & Balloon Festival at Shawnee Mountain is this weekend, October 16, 17 & 18! It begins Friday night with the Balloon Glow, which is such an awesome sight to see. Saturday and Sunday, the festival runs from 10am to 6pm, but the morning balloon launch starts around 7am. You may remember 2 separate festivals in the past, but Shawnee has taken their 2 most popular festivals and combined them into one big weekend of fun! In addition to the hot air balloon rides, you will find IRONJACK Timber Team Lumberjack Shows (as seen on OLN), Musical Entertainment, Food & Craft Vendors Galore, Scenic Chairlift Rides (we're running out of weekends to see the gorgeous foliage the Pocono Mountains has to offer), Skydiving Exhibitions, and much more! Find your way to Shawnee this weekend to enjoy this great festival!

Monroe County Market Update

10-09-09
Bob Kelly

September 2009 numbers are in for in Monroe County sold homes (Residential properties in Monroe County closed in Sept 2009, Pocono Mountain Flex MLS). We had 123 homes sell in September, and although this number was slightly lower than August 2009, the average sale price has increased nearly 3%, to $169,007. Over 20% of homes sold in Monroe County in September were foreclosures, and there are still currently 90 homes in foreclosure available in our county. Our numbers are down compared to last September, however, with the average sale price nearly 15% lower in September 2009 compared to September 2008. A piece of good news to end on...this year has seen an upward trend in home sales, so although we're still lower compared to where we were last year, we're using positive momentum in 2009! From Q1 to Q3 of 2009, our average sale price increased over 4% and the number of homes sold increased nearly 50%!

You still have some time to take advantage of the $8000 first time home buyer's tax credit, as long as you close before November 2009! Mortgage rates are still low and you still have a lot to choose from in the Pocono Mountains! There's something for everyone here!
