The City of Boca Raton owns and operates two excellent golf facilities for Boca Raton residents, their guests, and the general public. The Boca Raton Municipal Golf Course, Championship and Executive Courses are conveniently located on Golf Course Road on the north side of Glades Road and 1/4 mile west of the Glades Road Exit of the Florida Turnpike. The Red Reef Park Executive Golf Course is located between the Atlantic Ocean and the Intracoastal Waterway, approximately 3/4 mile north of Palmetto Park Road and about 2 miles south of Spanish River Boulevard, on U.S. Highway A1A. Looking at the economic outlook many of us have thought of doing something else to support our family. What would you do if you were not in real estate? I have thought about it, and I look at the prospects of doing something else as ridiculous. Just so I can have a stable income or salary. I think we need to fight for what we love. I believe we need to push harder and work harder than we ever have as long as we have one constant on our mind. That is:

Our first priority must be to help the buyer or seller we are working for. This has to be our constant and our #1 priority. We must help our clients and have passion for the business we love.

It has Been Very Easy to Put Deals Together but Very Hard to Keep Them Together.

Over the last few weeks I probably have written 12 offers, 6 have been accepted, but only 2 are going to close at this point. I have had everything from Chinese Drywall to the Buyer just decided not to go through with the contract 4 days before closing. It is crazy, but it sure seems like there is something in the air.

I had one fall through the day before closing on a condo apparently the condo does not have a master flood policy. Most of the unit owners carry their own policy. The lender did not fund the loan, and needless to say we did not close. First of all Why does a Condo Building not have a master flood policy? Second of all why did it take this long to get the Condo Questionaire back? The lender should have known about this weeks ago. Crazy.

I had another one fall through because my buyers found out this particular community they were purchasing in has Chinese Drywall, and got pretty spooked. They have 2 kids and did not want to jeopardize their families health.

A third one fell through because after we agreed to the contract, the seller asked us to extend the closing date a month so my buyers said okay. Then the sellers asked us to move up the closing date a month and lease it back because they were concerned with my buyers FHA financing. My buyers reluctantly agreed, and then the last straw was they wanted a 10 day loan committment. Are they nuts. Financing takes at least 3 weeks now, and FHA is more like 30-45 days. SO the deal went south.

Well those are my stories, but I am so ready for a great week this week, and look forward to putting deals and keeping them together this week. Good luck to all this week.

There was a sense of urgency to increasing proportions. This was bad for the consumer, great for the real estate agent. Now that the market has softened, real estate agents have forgotten how to work. With the downtime, realtors are turning to the internet and spending a tremendous amount of money on internet and less on traditional marketing. A poor showing can lead to a missed sale so how can you make the best impression? I'll certainly be guiding you every step of the way as your selling agent, but here are fifteen handy tips that can help you make a difference to your offer sheet.

  1. Keep your house and garage tidy so that your home looks comfortable, spacious, and well kept.
  2. Repair sticking doors and windows so that the buyers know that the home won't need major or annoying repairs after closing.
  3. Decorate faded walls and touch up worn woodwork so that the house is perceived as being well maintained and up to date.
  4. Replace cracked windows, doors, and torn screens. Buyers can potentially think that small problems are indicative of larger issue. After all, if the seller didn't take care of minor issues, what lies underneath?
  5. Clean and sanitize carpets and rugs so that the home has a fresh and clean aroma.
