Sometimes I believe its best to take a look at yourself and your business from another angle and point of view....so I did and decided that I needed to make a change/upgrade. It is still a work in process but I did get the ball rolling and am very happy about that! With the help of the GREAT people at Keller Williams and eEdge I has able to make a website (www.HawaiiProp.com) that is much more user friendly, easy on the eyes and hopefully a lead generating machine! This is not only good for me, but good for my clients aswell and will get their properties much more exposure.
The next one to get a revamp is my main site (www.BoddenRealEstate.com)....soon to come.

So I received an offer on one of my short sale listings about a month ago. Put the package together, sent it to the lender and play the waiting game.......Everytime I call (customer service only because they won't give out the negotiators number) they tell me to send this information or that document and some kind of update, basically the run around. Then they say don't call till this date....well I call on that date and they tell me that everything is with the negotiator and I should be receiving an answer soon.
The next week they tell me that the negotiator sent a counter a few weeks ago and that the file has been closed because we didin't respond....you have got to be kidding me right!!
Since then I have been able to get in contact with the negotiator and have forward progress, a blessing in disguise!
So I have a buyer that is looking for a home to purchase in the neighborhood of Ocean Pointe in Ewa Beach Hawaii. We have looked at a good number of homes, but haven't quite seen that perfect home. Well if any of you on the world wide web has an interest in selling your home, I have a buyer for you!

So I had a contract signed, great price for my seller and a quick close....Great Job right? Not really!!! This was in January and a couple days after opening escrow a water heater leaked (property was vacant) on the 2 units directly below my sellers. Now what to do? File an insurance claim, send in paperwork, wait, get a few quotes from contractors, wait, wait, check with condo association make sure things are moving forward, wait, wait and more waiting, uncooperative owners in units that were damaged....so I think you get the point.
We have a signed contract but because of circumstance we can not close escrow and by now the buyers have canceled a couple weeks ago.
Today I got an offer 10% lower then our last offer, and construction has still not begun. Sometimes just because you have a signed contract, and a ready willing and able buyer and seller. It doesn't mean you have a done deal.....
