Celebrating Corona Short Sale Success!

02-26-11
Liane Thomas

Today we in celebration mode! The Jet Team just closed a short sale. I know, it happens frequently for many successful Corona short sale REALTORS(R). However, this is an extra sweet celebration because it was a really difficult transaction. We walked into the middle of a nasty divorce, two loans on the property, and a foreclosure date already on the horizon.

It took almost 3 months. The negotiator for the first loan was a phantom. Never a response to phone calls or emails. Just out ofShort sale Sign the blue we would get a fax request for something, a paystub, or a document of some kind. We would send it off, and then call to ensure receipt...nothing. We'd call the customer service number and ask for their help to get a message to the negotiator. Apparently it worked. In spite of never actually speaking with the negotiator, we successfully negotiated for the first loan to pay the 2nd enough to satisfy them. We successfully negotiated with both banks to write off the balance ON BOTH LOANS! No deficiency judgement on either loan, a refi and a heloc. Lastly, we worked with the spouses separately to ensure they didn't have to deal with each other, only with us.

When the first loan gave us approval, they only gave us 23 days to close. Guess what? The buyers lender kicked it into high gear and closed the deal.

Yep, tomorrow is a new day, but today, we celebrate.
