Hopkinton MA Condo Market Update 2006 vs 2007

The following chart shows market activity statistics for the full year of 2007 vs 2006

As you can see the number of sales is actually up and the sales price is quite close to asking. On the % ssold price I tried to show the % from original list price compared to the % from final list price (after price reductions) to sold price. This tells me that when homes are priced too high they sit and when they get to the correct price they sell quickly and close to asking price.

Metrowset MA market stat's 07 vs 06

This is a comparison of single family sales in Metrowest using MLS Statistics.

This analysis uses the Towns of Ashland,Hopkinton,Holliston,Southboro,Grafton,Upton & Westboro.

As you can see from this chart the # of sales is actually up, while the Median price is down and days on market is up. Most importantly - houses are selling.

The other key fact is when they are priced correctly they sell very close to asking price 97% on average.

What's ahead in 2008 Metrowest

2008 Outlook -Metrowest

The market will remain flat, with similar sales volume to ‘07 and price declines leveling off. Keep in mind that last years sales volume although down 6% from ‘06 was still historically strong. I believe there is a pent up demand of buyers who wanted to buy but based on media reports waited to see if further deep price drops would occur. This has not happened but interest rates have dropped. I think these buyers will get back in the market this spring to take advantage of the low mortgage rates. Speaking of mortgage rates- again listening to the media reports you would think there was no way to get a mortgage unless you have 20% down. Absolutely false! With good credit you can still get financing with as little as 3% down fixed rate(FHA) at a reasonable rate from a reputable company. It's still a buyers market & will remain so until demand increases & inventory declines.
