Central - This area is a large section of the city that includes the downtown business district. Homes range from ranch style 1950's style homes to turn-of-the-century Victorian mansions. This area also includes a wide variety of shops, parks, theaters and restaurants. Colorado College occupies a large portion of downtowns prestigious Old North End.

August was not nearly as strong in Briargate as July but for the most part, this was to be expected. There was a 55.76% decrease in the number of Briargate sales from July to August. There were a couple of promising signs. First of all the Listing Discount is only 2.9%, that shows that the stuff that is selling in Briargate is priced well. Secondly, the months of existing inventory is at 6 months. This means the area is tending towards a "Buyers Market" but just barely.

Black Forest-Just minutes from the north end of Colorado Springs is the Black Forest, a combination of dense pine forest and wide open rolling pine stubbled prairie. Certain parts of Black Forest offer stunning views of "Pikes Peak" and the Front Range. Home sites average 5 acres, restrictions are very light to non-existent and horses are OK with the exception of a few exclusive subdivisions. Recreation includes an equestrian center, a 240-acre county park, and the 320-acre Fox Run Regional Park.
