I have yet to be able to determine exactly how many homes have been built in Avalon Park because some builders are still building. Naturally this fact affects the outcome of these reports, but for simplistic reasons the number that matters is the current properties for sale. As of Saturday 09/27/2008 there were 398 properties actively for sale and another 94 that are pending sale, and could be added, but we will not. So out of the 398 homes, 173 of them are in foreclosures which equates to 44% of Avalon Park homes for sale are in foreclosure. Also out of the 398 homes, there are a total of 17 properties that have already been foreclosed upon and are considered bank owned. If you are unfamiliar with the procedure of buying a bank owned property or a foreclosure property, I will be more than happy to explain the procedure as well as help you through the process.

Waterford Lakes real estate is still one of the most active, and I believe this is because it includes some of the oldest as well as newest homes in East Orlando. While Waterfod Lakes may not have but about half as many homes for sale as Avalon Park, they were tied this week for the number of sales and also have about half as many foreclosures as Avalon Park.
Waterford Lakes currently has 196 homes on the market and of the 196 homes (includes townhomes, condos & single family homes) for sale, there are a total of 82 properties that are considered in foreclosure or which need a 3rd party approval. This equates to 42% of the homes being in foreclosure within Waterford Lakes alone.
These 82 properties do not include the 12 bank owned properties currently for sale and that have already been foreclosed upon. If you would like to see the 12 bank owned homes for sale in Waterford Lakes, give me a call and I can set up a time for you to view them. Bank owned homes usually mean a great buying opportunity if you are willing to do a little work, but can save you a lot of money which means instant equity.

The 1st & 3rd properties were actually foreclosures that sold. Which is a good sign, since last week there were none, and in light of the current financial market, you would think banks would be trying to get these off their books as soon as possible.

As of yesterday, Saturday 09/27/2008 there were 642 properties for sale in Oviedo. of those 642 properties 124 of them were listed as needing 3rd party approval and / or are in foreclosure. This equates to 20% of all listed properties are in foreclosure. of the 642, there were also 23 bank owned properties in Oviedo. These properties had already gone through the foreclosure process, and typically are priced at a dollar amount that the bank will accept quite easily and can still be negotiated to an even better deal. Waterford Lakes dropped from 55% to now 41% of all listings being in foreclosure. There are also 11 properties of the current 190 that are technically bank owned which usually translates into a quicker sale opportunity with great prices.

Of the 3 sales that occured this week they were:

  • 656 White River a 4br / 2ba with 2039 sqft sold for $220,00 after 217 days on the market and was listed for $215,000
  • 15012 Peridor Dr. a 4br / 2.5ba with 2582 sqft sold for $215,00 after 5 days on market and was listed for $187,900 (this home was a bank owned property with multiple offers)
  • 945 Rosina Ct a 3br / 2ba Pool home with 1607 sqft sold for $234,000 after 17 days on market and was listed for $234,000

The above clearly show, that a properly priced home does get the proper and quick attention and that even if properties are asking quite possibly a little under market, interested buyers are willing to compete in price to purchase the home. Stop the presses, this is the worst community statisticly in East Orlando, that I am currently running reports on. Below you will see that the foreclosures are not moving, but what you don't see is that there are 168 properties listed in some state of foreclosures. 168 properties equates to 55% of the homes currently for sale. Not 55% of the community, but of the homes for sale. Many newspapers and other media outlets are throwing numbers around to sell advertising. so please know the difference. But still 55% of homes on the market in foreclosures is a high number, even if it is in just 1 community.
