In total there are now 111 properties that are in some state of foreclosure out of the 633 total properties for sale in Oviedo. This equals 18% of homes / properties for sale are in foreclosure.
There are also 23 (4%) of the 633 properties for sale that are actually bank owned. These properties are not considered in the foreclosure properties since now they are bank owned and do not need 3rd party approval.

Now entering a 3rd consecutive posting, it is beginning to become evident how the market is playing out. This weeks report is just shy of a 1 month analysis, (next week is basically a full month of reports). As of today ~ Saturday 09/13/2008 21% of all properties currently for sale in Oviedo Florida are some form of foreclosure.
That sentance needs repeating, so go back and re-read that..... I'll wait.......
but seriously that is a high figure you would think, right? well believe it or not, it has been stated elsewhere that the approximately 20% is the national average. WOW.. but without going on to much, here are the numbers. be sure to check out my Avalon Park, Waterford Lakes and Eastwood Real Estate postings for other interesting numbers.

As of today, September 20, 2008 21% of the homes for sale in the community of Eastwood are for sale, meaning a total of 11 properties of the 53 available are either in foreclosure or a 3rd party approval such as a bank will have to agree to the sale above and beyond the owner of record. Last week Eastwood was the lowest in percentage of foreclosures, but Oviedo edged ahead with only 18% of the homes in foreclosure.
I also verified that as of today, none of the 53 properties for sale were bank owned.
There was 1 sale that occurred in all of Eastwood this week. In the Villages ( one of the neighborhoods of Eastwood) 1330 Meadowlark a 4 Bedroom 2 Bath home sold for $185,000 after being on the market for 117 days and was listed at $194,900 when it sold.
Unfortunately, Eastwood has a low profile, since it is surrounded by Waterford Lakes and Avalon Park which is quite possible why Eastwood has much lower activity. But considering Eastwood is intertwined with the Eastwood Golf Course it is a great neighborhood with lots of green space throughout.

This number ties in with the publicized national average.
