Future Contracts

I am very excited that I am working with MLS Contracts, www.mlscontracts.com, in the Cincinnati Market. I am licensed in Ohio and Indiana and at this time the opportunity for electronic signatures in only with the Cincinnati Area Board of Realtors. There are several RE/MAX Unlimited Agents running live with our clients and contracts to make sure the software is responding to the Realtor and client needs. This www.mlscontracts.com is a very secure site and I look forward to this technology as the future of service for our client's needs.

I completed my first Purchase Contract Offer written on MLS Contracts on Saturday, June 27, 2009. The following is how this worked,

  1. My client was contacted by email when I completed Agency and entered name and email address.
  2. The email had my buyer log onto www.mlscontracts.com client portal to aquire the electronic signature.
  3. The written and changes for the contract were made during the review with my buyer over the phone.
  4. My buyer then accepted the Agency, Purchase Contract and other broker RE/MAX Unlimited forms I sent.
  5. The electroric signature then appeared on the form to print a hard copy.

There will be one motion to send the time sensitive offer when all Realtors are in this system and all markets are on line. Your buyer could be living in California or in your office sitting next to you and purchasing a home here in Ohio or Indiana. Service will be remarkable and is our future. Your client simply needs a computer, personal or maybe even at the library, and a email address that is not shared. We will be writing contracts, counter offers and acceptance of offers, whether your buyer is in town, on vacation or in another state, with electronic signatures.

Buying HUD Properties.

Florida, New York, New Jersey and Ohio HUD Website http://www.nhmsi.com/

A good HUD property for an owner occupant is a great purchase. I have only found a few that need just cosmetics but there are some great buys. You can plan on gaining equity with a little hard work, maybe a contractor and will live in the HUD home as your sole residence for the 3-year owner-occupancy term. HUD has a set bid time for Owner Occupant properties and bid daily on the other listings. Check for listings that are back on HUD website market. A listing maybe available again because the bidder was not pre qualified for a loan or did not have proof of cash or paperwork was not timely. The best opportunities can be in a price reduction on a HUD property. The appraisal is made by HUD and the property's list price is set by HUD. These listing are bid every day and being at the right place at the right time can make the difference.

Good Neighbor program available properties are on the HUD website. This program is for qualified Officer Next Door, Teacher Next Door and Firefighter/Emergency Medical Technician buying one of the offered Good Neighbor HUD properties. You must certify the following:

  1. You will live in the HUD home as your sole residence for the 3-year owner-occupancy term.
  2. You will sign a second mortgage and note for the amount of the discount from the list price of the property you are awarded.
  3. You do not and have not owned any residential real property for the calendar year proceeding the date you are submitting this offer.
  4. You will not purchase or accept any residential real property prior to the date you close on the purchase of a home if your offer is accepted.
  5. You will certify initially and once annually that you have continuously occupied and are occupying the HUD home you purchased.

Your bid should be electronically submitted after you look at the HUD property and complete all the paperwork that is necessary for the bid with your Realtor. Upon acceptance of your bid the next step is your Realtor will overnight the following to HUD.

  1. copy of earnest money check that was submitted to your Realtor's broker,
  2. proof of funds or pre approved for a loan and
  3. all those required forms to confirm you bid.

You are now in contract and will be set for a closing to have property ownership.

It is all about net purchase offer. Bidding above the appraised value can be a good position to win the bid. All properties are different and the properties in the best condition will have many interested buyers. There are incentives that HUD will provide but having a bit of cash will secure your success. A bank loan only works with the appraised value and you may have to bring the cash difference for closing when you bid above appraised value. The final and most important factor in purchasing a HUD property is the highest Net Purchase Offer will win the bid.

New owner occupant HUDs are placed on the HUD web site on Friday and back on market or price reductions are found every day. Real Estate is a good investment.

Respect is Always Given to Clients

Whenever I am out and about I am as friendly as can be. Actually that is always the way I am and I HAVE NO FEAR.

I don't walk around passing out cards, since that would be obnoxious. I only wear my name tag to tell everyone that I am a Realtor when I am with a client. When someone listens to a cell conversation I have in a public space that I am having with a client or associate, they usually figure out that I am a Realtor. I do give a business card to the possible client when asked but then who wouldn't. I have two hard set rules in gathering prospects.

  • Show Respect
  • Learn their entire name.

First names are personal and even though my only language is English I use their last name until given permission to call them by their first name. I hadn't realized how far we have gone past being polite with NO FEAR in Sales. This blog is all about respect for privacy and space. Using a first name, as if old friends, will gain an advantage of their physical space but not a client.

I have a short story about how my approach to clients has been refreshed. I was at a doctor's office when an older patient arrived. She had checked in with the receptions, as we all do, and sat down near to where I was sitting. I watched this patient react to being called by her first name to the desk. The patient responded that "I will not respond to my first name in a waiting area." She said this several times as the receptionist was clueless and kept repeating the patients first name. When the woman refused to be recognized by her first name, the receptionist said for the patient could hear "I guess she doesn't want to be seen". I thought about her feelings and how rude the receptionist was. The patient then went to the reception desk, gave her the same message "I will not respond to my first name in a waiting area." and then sat down. She tuned to me and said "Sometimes we have to stand up for ourselves."

This is so true that "Sometimes we have to stand up for ourselves." I agree with this woman completely. Our society is relaxed as to the proper way and why it is proper. We all need to work a little harder on giving respect to others no matter where we are and what we are doing. NO FEAR Realestate and meeting strangers is part of what we all do as Realtors. I always told my children that respect is earned but forgot to tell them the EXCEPT in business "Respect is always given." Business ethics and politeness in dealing with the public requires more patients and thicker skin. Still showing respect for others is not stepping back but stepping up to good attitude in life.

He started me Blogging as part of my Website training and I am still working on Blog - Blog - Blog. Mark has taken me to a NO FEAR dialog with my clients. I am extremely hungry for knowledge and plan on learning every day. The following is the honest truth on my abilities to Blog - for better or worst.

I am a Realtor with a passion and mission. I have a affirmation that Mark has instilled that "every day is great with new clients and sharing a Blog." I am trying to blog at least 3 time a week.

  1. My outline plan for Blogging is to being consistent.
  2. Time management for Blogging while having my coffee in the morning sets aside the right amount of time.
  3. Subject selection for Blogging is looking at the day before and something that stands out with my clients.
  4. Being a good listener taking mental notes allows me to talk about subjects that directly impact my personality as a Realtor.
