I'm on the Board of the Lynchburg Symphony and am a founding member of the Symphony. I am really looking forward to this concert. Bruce (symphony conductor)and Ellen Habitzruther (first chair violin) have mentored these students and several of their students are beginning make their mark on the music world.

Mass transit has now come in from the dark ages in Lynchburg, VA. Mass transit directions are now available for the area from Google Maps, great for students, people of limited means and anyone with a disability. The use of mass transit has definitely picked up of late with high gas prices and the addition of Liberty students as riders using the transit system. For the first time in years the mass transit system is now a viable option. The maps are useful for finding properties that may be close to mass transit. I have had several prospects including the parents of Liberty students who required to be close to the system and now we have an easier way to do so on line.

Several weeks ago I attended a course given by Leroy Houser, a very well known Real Estate National speaker. In 2008, 91% of home buyers under the age of 44 searched the Internet for their new home. This is the age group who buy most homes.
Seeing those stastics it becomes obvious why an agent needs to both have an Internet site showcasing your home, but you need an agent who can advertise your home with a short specific site name they can use in the newspaper.
Most agents are paying for advertising your listing using an unrelated site with an endlessly long name address as the URL.
With over 600 agents here it is also important your home stands above the crowd. Does your agent email your listing as an ad as it is listed?
The odds support another agent selling your home. How are you going to get that information to the other agent to make you stand out from the 1700 listings here?
I'm considered the best of the best for Internet marketing. I was one of the first in the business to recognize the impact Internet marketing was going to have in this business.

Lynchburg has been known for years as a safe place to move. We have been honored in years past as one of the safest cities.
Neighbors are friendly and have a tendancy to look out for each other. The Neighborhood Watch Program has not made great inroads here because it does not seem to be necessary.
In 2006 Forbes Magazine ranked Lynchburg with the following stats(6th least crime, 16th best cost of living, 109 best place to do business)for all cities in the nation.

I've been through now three recessions since I started selling Real Estate in the Lynchburg area. What does the future hold? How do you know what to recommend t other agents and to your customers and clients?
M prediction is we are going to see inflation and lots of it. The government is borrowing money and printing money like crazy. The governments is going to compete for funds that might have gone to mortgages. And what might happen if other countries stop lending to us if they perceive us as a credit risk?
The end effect is going to be inflation. I'm recommending that my contacts buy now while rates are still very low. Similar circimstances in past years produced mortgage rates of 18%. Inflation was actually higher.
It will effect all aspects of the housing market from mortgages to house prices. Building product prices will skyrocket.
The best time to lock in rates and prices is now!
