Catch Them When They Drive UP!

Nothing means more than a first impression! It an emotional experience-if you don't make the most of it you are missing a golden opportunity!

No matter how hard you try, if the first impression isn't favorable, you might not get them in the door.

I can't begin to tell you the number of prospects I've had who wouldn't even get out of the car because of an unfavorable first impression. Nothing else matters if they won't get out of the car! None of your efforts to improve the inside will mean much.

Now how to make sure you make a lasting favorable first impression?

Make sure front entry is buyer friendly. Bikes out front? Dogs or pets by the front door? Peeling paint on the front door?, Tall grass? Leaves that need raking? Dirty windows? Un-kempt yard? All are No, no's you want to make sure are corrected.

Paint that door, put down new mulch, mow the grass, put out flowers in pots by the front door, make the buyers feel welcome in THEIR new house.

Help move them in by forming an initial GREAT first impression.
Put out rocking chairs or a swing on the front porch, welcome mat or anything else that says " your home" to a buyer.

Like most of us you've probably spent a lot of time and money on your home, but in spite of the effort your home is probably not ready to sell the minute you decide to sell.

Before you jump into anything, make a plan how to best spend your money to get top dollar. I'm sure you want to spend wisely. Some repairs return many times their cost and effort, some don't. In the next few days I am going to suggest how to get more for less. Use my suggestions to help light up your mind to what might be best for your home to make it more salable.

Watch for my suggestions. They will help you choose wisely what to spend your time on.

Make a priority list with estimated costs you need to spend along with a time estimate of how long it is going to take to get the list done. Go ahead, enter it on a spread sheet or just write it down along with entering on a calendar.

If you don't feel comfortable about doing a professional job, hire someone to do what is important or ask another of your friends who may have the expertise to help. Don't do a jack-leg job. Nothing hurts a sale more than a less than professional job on repairs. It is a waste of money and time.

Don't call your agent or list for sale until all the repairs are done. You don't want to influence how we feel about the property worth until you are done. All of us in the business have had lots of sellers tell us they were going to do repairs which they proceeded to do badly or not at all. We take it with a huge grain of salt when a seller tells us to price the repairs into the home before they are done. We usually don't!

Memorial Day-D Day Celebration

D Day Memorial



This holiday might be a good time to celebrate Bedford's sacrifice in WWII. More soldiers were lost as a percentage than any other town in the US. To honor their sacrifice, the National D Day Memorial was constructed here. On both May 23 and May 25, there will be special programs at the Memorial.

Moonlight Serenade See the Memorial at dusk on this special Memorial Day weekend. The Jefferson Choral Society will perform an evening concert of 1940s and patriotic music from 8:00PM to 9:00PM. The concert kicks off at 7PM with special music by local performers including Keith Campbell. The Memorial will remain open until 10:00PM. Regular fees apply. Bring your own chair.

Remembering Their Sacrifice To observe Memorial Day, the Memorial will have a wreath-laying ceremony to pay tribute to those who have given their lives in service to our nation. The ceremony includes special music and speakers. The Memorial will also dedicate several new narrative plaques. Free admission from 10AM until noon. For more information, call 540-586-3329.

How to Lower Your Home Value in 10 Quick Lessons!

1. Decide that the longer your home sits on the market, the more it is worth. Go ahead-raise the price!
2. Be sure and tell ALL prospective buyers or other agents why you are selling. Be sure and tell them how desperate you are, how you are holding two mortgages and that your marriage is breaking up because your home has been on the market for a year and your husband blames you!
3. Be sure and listen to your co-workers, your neighbors, your family who live in NY or DC to set a price on your home. Your agent knows nothing and no information they could provide is better than the people listed above.
4. Be sure and use your tax appraisal to set a price, after all, a tax appraiser who has never been inside your home surely knows more than your agent who has comps and sees competing homes every day.
5. Be sure and pick your best friend to list the home, you know, the one who just got their license a month ago. Surely they know all they need to know. They passed the exam to sell Real Estate and how hard can it be?
6. List your home at a price without any wiggle room. After all I shouldn't have to negotiate. It is a waste of time to do so.
7. Leave food out on the table, make sure things fall out from the closets when they are opened, leave the dog in the house, make sure every light in the basement is burned out and be sure and tell every agent who tries to show the house that it is inconvenient, could they come another day?
8. Trash smells, dog and cat smells, no problem, the purchasers should be able to look beyond all this. I don't have the time to clean up.
9. Be sure if an offer comes in by some miracle, take offense if the offer is low. Refuse to counter. After all these people have hurt my feelings!
10. Be sure and tell your agent that they need to reduce their commission because they are paid too much for what they do and you cando so itso much better!
