Castle Rock home sales in the higher price ranges have been slower than last year (2008). Homes are selling better at prices closer to $500,000. When going over one million dollar price tag - sales have been crawling in the last few months. In September 21 homes sold in Castle Rock $500,000 and above. The Highest sold price was $935,000. Median Sold price in September was $659,900. Currently there are over 400 homes for sale in Castle Rock with a listing price at $500,000 or more.

Homes in the price ranges above $500,000 are seeing some fluctuations monthly on average days on market. In August the average was 404 days, in Sept. 242. But overall the trend is a slight increase in Days on Market.

20% of the sold homes in Castle Rock in 2009 were bank owned properties (foreclosures) ($500,000+ price range). In Denver in the same price range the percentage of foreclosures was 6.5%.

Denver Home Sales in 2009 (starting at $500,000)

Denver home sales in the higher price ranges have been sluggish at times especially since last year this time. Below is a look of some numbers for 2009. In June and July the home sales picked up which is typical seasonal fluctuations in Denver area. The last two months the sales dropped almost 50% from the previous two months. In September 55 homes sold. Currently there are almost 1000 homes for sale in Denver starting at $500,000.

Homes in the price ranges above $500,000 are staying on the market quite some time, however there are a few homes that are selling quickly.

Only 6.5% of the sold homes were bank owned properties (foreclosures).

Most home buyers used conventional loans when financing their new home purchases in Denver. Approximately 15% used cash. The number of cash buyers increased in August and September. Both months recorded cash as the preferred method of payment of over 20% of home buyers.

Conventional loans have been the dominating financing type in Lone Tree home purchases this year. 72.8% of home buyers used conventional loans in buying the new homes. FHA loans came in the distant second at 12.3% and Cash was use 11.1% of the time. Only three VA loans and one lease purchase came into the mix.

The average home prices are around $500,000 in Lone Tree which is one of the reasons for mostly conventional loans. In other areas around Denver and in lower price points many more FHA loans are utilized.
