The Residential Real Estate market in NW Allen county for the 4th Qtr of 2011 continued to improve. The number of units sold bettered both the 3rd Qtr of 2011 and the 4th Qtr of 2010.
The year over year comparisons for the 4th Qtr of 2011 saw large improvements in most all categories except a small increase in median cumulative days on market. As previously mentioned the number of homes sold increased pretty dramatically from this same time last year by 54 Homes or more than a 55% improvement to 151 Homes sold. The median price per sq ft also rose to $79.40/sq ft nearly 6% better than the 4th Qtr of 2010. Median days on market was the only area that saw a weeker number increasing to 86 days vs the 73 days in 2010 or 18% longer.

The Median Sales price of $155,000 for the 4th Qtr of 2011 was also a strong number, moving up from 2010's 4th Qtr Median Sales price of $145,750 or an increase over 6%

At a time when most people would think the Real Estate market slows down, the 4th quarter in Northwest Allen county remained strong when looking at comparisons to the 3rd quarter. The number of homes sold improved slightly to 151 or up 2% vs the 148 Homes sold in the 3rd quarter of 2011. While the Median Sales Price of $155,000 was down from the $160,000 mark in the 3rd Qtr of 2011, the median price per square foot remained steady reflecting smaller homes being sold more so than any reduction in overall market value. The median cumulative days on market rose a little over 19% from the 72 days in the 3rd quarter to 86 days in the 4th quarter.

The Median Sales price saw a small decline to $155,000 from the $160,000 mark set in the 3rd quarter of 2011. Still a strong number given that the price per square foot didn't change for this same time period.

Overall continued attractive interest rates I think have supported the strong 4th quarter of 2011 and will most likely contribute to the market going forward. Some slightly better economic and employment data could also contribute to a increase in numbers for the 1st quarter of 2012. There are currently 225 Homes Actively for Sale in Northwest Allen county as of this writting (Jan. 6th, 2012) down from the previous quarter's number of 270. If inventory continues at these reduced levels and the weather continues to remain mild for this time of year, we may see an opportunity for sellers to enter into a favorable market ahead of the normal Spring activity.

The Real Estate market for Northwest Allen county Indiana remained fairly solid for the third quarter of 2011. The 3rd quarter saw the first drop in median sales price in 3 quarters after a 13% increase since the end of 2010.
Year over year Northwest Allen showed increases in all major categories including a 7.5% increase in the number of homes sold from 136 to 147 in the 3rd quarter of 2011. A steady measure of the median price per square foot at $79.33 and a slight increase in the days on market from 67 to 73 for the 3rd quarter of 2011.

Year over year the Median Sales price of $160,000 for the 3rd quarter of 2011 was almost a 3.5% increase.

The numbers are down a little bit from the 2nd Quarter of 2011, but don't forget we had that whole "government shutdown" debt ceiling thing going on around the first of August that put a lot of financial decisions on ice until it they got it cleared up. 147 homes sold in the 3rd quarter, a decline of 32 homes from the 2nd quarter of 2011. Median days on market was 73 days, up from 46 days last quarter and the median price per square foot was $79.33 a decline from $83.00 in the 2nd quarter.

Median sales prices dropped to $160,000 from $164,000 in the 2nd quarter of 2011

There were 270 active listings in Northwest Allen county at the time of this report. If we see a similar decline in activity in the 4th quarter that we saw in 2010, I would anticipate that buyers might see some good opportunities in the market here going forward. Continued positive interest rates will help activity in the area while the ongoing relocation of 1000+ Navistar employees out of the area may hamper the market in some areas.

Realtors get asked all kinds of questions in all kinds of ways, but the one I love getting the most from people is what in my opinion is the most important feature of a home when getting ready to put a house up for sale?
My response is...in my best viking voice like the guys on those Capital One credit card commercials "What's in your closet?"
Sellers often spruce up the curb appeal or make those little repairs,tear down wallpaper and paint in popular colors before listing their home for sale in order to attract potential buyers. All great ideas in order to make your home shine above the competition....but what's the first thing a buyer will do upon entering your home?......Open the closet closest to the front door!
Yes those stainless steel appliances are nice and those new countertops are fabulous.....but jam all the kids winter coats, hats, gloves, holiday decorations, board games and a vacuum cleaner in the front closet and guess what the first mental note taken of your home is to the buyers viewing your home.....There's not enough storage in this home!
Now, instead of enjoying all of the other features your home may have....potential buyers will spend the rest the tour with their radar on for further proof that your home is cramped for space and may overlook things that they would otherwise have a greater appreciation for if you had just cleared out the front closet.
If you're considering putting your home up for sale, start at the front of the house and keep an honest eye to how your home will be perceived by potential buyers and don't forget to get that closet cleaned out. You never get a second chance to make a first impression.

The following report is for single family site-built homes in Northwest Allen County, Indiana. Data is provided from the FWAMLS for mls area AL01 or Perry, Lake and Eel River townships for the 2nd Quarter 2011, the first Quarter of 2011 and 2nd Quarter of 2010 for comparative purposes. Year over year the second quarter of 2011 showed strength against 2010's Q2 which still had a Tax Credit in effect. The 2nd quarter of 2011 saw a slight decline in the number of homes sold from 191 in Q2 of 2010 to 178 in Q2 of 2011 but realised improvement in the data for those 178 homes that sold. Q2 continued to see increases in price per square foot numbers up almost 3.5% from Q2 of 2010 to $83.10. Median cumulative days on Market improved as well dropping to 46 days as compared to 53 days this same time last year.

Q2 Also saw a nice Median Sales Price increase year over year, up 6% to $164,450.

Q2 also had significant improvements from Q1 of 2011 with improvements in all categories


There are currently 329 active listings for single family residence in Northwest Allen County, which yields roughly a 6 month supply of inventory here. Going forward I look to see conditions remain stable given the continued low mortage rates and improved numbers from this quarter.
