Texas Windstorm Insurance Violations

Here's what the Texas Windstorm Insurance Associations website says:

If your TWIA-insured property receives windstorm damage, please NOTIFY YOUR INSURANCE AGENT as soon as possible. YOUR AGENT will notify Texas Windstorm, and we will have an adjuster contact you directly. Please, DO NOT contact TWIA directly, as we are required to deal with your agent. Meanwhile please take reasonable steps to PROTECT YOUR PROPERTY from further damage, and KEEP GOOD RECORDS. Please do not make permanent repairs until after the adjuster has made an inspection. Take photographs of damage, and give them to your adjuster. We may have MANY claims. Your loss is important to us, and we will handle it as quickly as possible.

Now here's what you need to watch out for especially when representing buyers: Did the seller go through proper channels when getting their roof repaired??

I'm sure we are going to start seeing many homes fixed by all of these new "roofing" companies out there. I doubt we need to worry about the fencing companies... because if a fence leaks, nobody cares!!!


However, there are many companies that have started out of nowhere... or from out of state. These people are not likely to be knowledgeable about TWIA standards. Since I work in Galveston County, a windstorm county, there are going to be a lot of houses not repaired by TWIA standards, and more than likely would lose their windstorm certificates.


If the homeowner contacts their insurance company, there probably won't be an issue because the insurance companies will report it to TWIA and have a TWIA adjuster address the issue. The problem will be the homes with these types of scenarios:

  1. Homeowners not wanting to pay a deductable.
  2. Homeowners worried about their rates going up (which they will go up for TWI anyway)
  3. Homeowners who called roofers immediately to get immediate needs repaired instead of temporarily fixed with tarps - in these cases, if the insurance companies are contacted, they will make the homeowners update/renew their windstorm certificates.

One thing is for certain... Texas Windstorem Insurance rates are going up by 12.3% for residential and 15.6% for commercial rates as of 2/1/09. This will affect all windstorm counties.

National Media Still Not True For League City

As for League City, TX

We're still fighting the negativity in the National Media. It is important to constantly educate everyone about just how local real estate is. 2008 Was my best year in Real Estate. And 2009 is looking even better. People are still buying and selling. There is a balance of factors that the market dynamics correct. If prices decline or level off, it is natural that more people will buy.

Many people listening to the National media are waiting to list. This is one of the main reasons that inventory is down slightly. This is not a bad thing! It will only help prices go up. The best thing in the media that everyone can agree to be positive is the amazing interest rates.

Now is the time to buy to capture a historic interest rate!!!

Now is also the time to sell because prices are going back up again!!!


Of course, real estate trends are so localized that there is even variance within League City that must be examined. But as for me and my business, I couldn't feel more blessed.


If this is a slow/bad economy, I can't wait for a good one!
