Family Fun Day at Fort Medford Playground on July 18th

On Saturday, July 18th make plans to join in the fun and also support a wonderful cause by attending the Family Fun Day at Fort Medford Playground located in Bob Meyer Park. The event will take place from 11:00 am until 3:00 pm with all proceeds going to help build the planned 100% handicapped accessible playground addition to Fort Medford.

For the past year dedicated members of the Fort Medford Playground Committee have been working diligently to raise the funds necessary to build this special playground designed for both children and adults with special needs, but also fun for all children of all ages. This addition is to be incorporated with the existing Fort Medford that was built in 1995 with donations and the labor of many volunteers.

The goal of raising the $100,000 needed is now within sight, but $20,000 is still required to begin building the playground, which will be the first of its kind in Burlington County.

The benefit that will be held on Saturday will include fun field games, an All-Star Band line-up including "The Feables" and "UFT," picnic food, face painting, clowns, a multitude of chinese auction gift baskets, and children's games complete with prizes. Your support of this event will help to make the dream of the not only 100% accessible, but also "green" eco-friendly playground, a reality in the very near future.

The Fort Medford Playground in Bob Meyer Park is located at 2 Commonwealth Road just off of Gravelly Hollow Road, next to the Township Public Works Facility. Tips on being a landlord and handling rentals in New Jersey

Finding a rental can be a very daunting task for many people. Especially those who have some type of assistance program offered by the State, County or Federal Government.

There are many guidelines and rules that must be followed by not only the tenants but the landlords as well. Inspections are to be preformed on an annual basis, complete with annual inspection FEES, extra applications and paperwork are required by both parties. It does take a little extra work, but it is worth it in the long run.

I have been (and still am) a landlord who accepts rental assistance. Once you have submitted the proper forms and documents required, it is nice to be assured that you will get your rent check in the mail. Peace of mind that your bills will be paid is priceless, but don't be fooled, it can backfire on you.

Some tips for Landlords:

1. Run Credit Checks on your tenants regardless of whether they have rental assistance, look for past due utility bills or anything that can be attached to your property. I belong to National Tenant Network

2. Verify employment, if applicable. Some assistance programs still require a portion of the rent to be paid by the tenant.

3. Complete bi-annual or quarterly inspections of your property. You are required to have a formal inspection by the State or Government entity each year. The tenant is responsible for letting them in as part of their rental assistance program. If they don't cooperate, they lose their assistance and you lose your money!

4. Be sure to have a valid lease signed by all parties.

5. Be sure to include in the lease that "Tenants must pay utility bills to have heat to the property." Sounds crazy but, if it's winter time and they haven't paid the gas bill, no gas equals no heat. No heat equals no rental assistance as you are not providing an adequate living space as a landlord!

6. Security Deposits may be obtained by the tenant for the purpose of covering any damage that is done upon move out. New Jersey Law has mandated that you can not charge more than a month and a half rent! If your tenant has a pet, you can stipulate that the half month (or what ever you think necessary) be specifically set aside for pet deposit).

7. Move-in and Move-out forms are useful to have completed and signed by landlord and tenant, pictures and/or video are worth a thousand words!

8. Strongly suggest, in writing, that your tenants obtain renters insurance to cover their belongings. You are not responsible!
