April 22, 2009 is the 39th Earth Day

In the midst of the many concerns going on in the world today I would like to bring special attention to the 39th annual National Earth Day taking place on April 22, 2009!

Silent SpringSpecial thanks needs to be sent to a woman by the name of Rachel Carson and the book she wrote in 1962 that changed the worlds view on how we treat our natural resources. The book was named Silent Spring and it exposed man's (and woman's) indiscriminate use of dangerous pesticides and the controversy over the use of DDT. For more information about DDT and the effect that it has on our environment please visit Wikipedia to learn more about this amazing woman and her findings.

We have all heard about things we can do to narrow our "carbon footprint".This is the amount of effect that our way of living has on the environment. Whether we use biodegradable plastics, Styrofoam cups, how many vehicles we have and how many miles we drive. How many loads of laundry we do a week or whether we opt for recycled products, EVERYTHING WE DO has an effect on our future and the future of our earth as we know it.

How many times have you driven down a street, maybe one that you grew up on but haven't visited in a while, only to see how many new homes have popped up, or the new mega stores that are now in place of that Mom & Pop corner mart where you bought your milk and bread every week for 25 cents. (You know, the one you walked a mile each way to get to in the snow, whith no shoes, up hill each way!)

The world is changing right before our eyes, every day in many ways!

What are you doing to help the Earth? In honor of this coming Earth Day on April 22nd we should all take a few minutes to evaluate what we are doing in our daily lives and how we can change for the better, and reduce our "carbon footpprint".

What is an Absorption rate and why should I care?

When pricing a home in today's market (or any market for that matter) it is important to know what an Absorption Rate is for the property in question.

Absorption Rate: The average number listings sold in the market per month over the previous 12 months.

*Keep in mind this will vary due to property size, style and location. Single family homes, condos, development locations, condition etc. all have different absorption rates.

It may be helpful to follow the guideline below when pricing your listings:

A 6 months absorption rate is typically when the market in not a buyers or sellers. A rate of less than 6 months is a sellers market and more than 6 a buyers.
