Many people are curious about the team concept and can't wrap their heads around the idea. People always ask "how does the team work and why are you on a team" The simple answer is "I am on a team because I want my customers to receive the very best service possible" As many people may or may not know being a Realtor is 24/7 and can feel like two full time jobs in one. One person cannot meet the needs of everyone. Especially when it comes to working with sellers and short sales. I realized very quickly that as a single agent working with short sales was going to be tough and rather than give up on buyers all together I decided to shift my focus to only working with buyers and refer my sellers to someone who could focus on their needs. A recent closing that I had makes it very clear how this works. I closed a buyer about a year ago that was getting settled into a new career, new relationship, and ultimately a new life. Several months later he had got married and his new wife needed to sell her home. Unfortunately when I called for my follow up I found out that they had listed the home with someone else, a friend of a friend. I ofcourse told them that if I could help them in the future to please let me know. And then a couple months later he dropped by the office. The more he spoke the more I realized that this was going to be a short sale situation and so I asked him to meet with our listing specialist. We listed the property and within a couple weeks I had a buyer on the property. Within 45-60 days we closed with a happy buyer and a relieved seller. The seller was able to get out from his home with approximately 6k out of pocket even though the deficit was over 30k. With a total of 6 properties set to close this same month there is no way that I could have negotiated the short sale by myself and got the same results. We truely can achieve more when we work together. That is the best thing about being on a team.
The best part about selling in a buyers market is that once you close you can take part in the low interest rates and low prices of homes today and make up what seems to be a loss. Here is what happened with my recent customers. We just closed yesterday and they got a home that was almost twice the size of their previous home for about the same monthly payment. They paid approximately 5k to buy a new home with a lot more square footage that would accomodate their growing family. Oh and did I mention that they bought their previous home in early 2006? Not everyone is upside down and just like these customers, you too can take advantage of the market. If you have been waiting to buy your dream or if you have outgrown your current home, now is the time to upgrade. You might find that the home you've always wanted or the home that you need won't cost as much as you think. Call me if you would like to take advantage of today's market.
First Time Homebuyers, If you have been thinking about buying a home NOW is the time to take action. Interest Rates are still low and prices have rolled back in many areas approximately 6 years. Also, the $8000 tax credit will be expiring on December 1st, 2009. That means that you have to be closed and funds have to have been paid by December 1st, 2009. Do not be scared of talking to the bank, the worse thing they will tell you is "No" which doesn't mean never, just not right now. Home prices last year averaged 198k and now stand at 195k, which is not a big drop. If you or someone you know is thinking about buying a home in Panama City, Florida please tell them to call me. This is a GREAT time to buy a home. If you are a realtor outside of the area and you know someone that is moving to Bay County don't hesitate to call. I am a buyer specialist; with The Payne Group of Keller Williams Success Realty and your referrals will be in good hands. I look forward to hearing from you.
