Millennium Real Estate has just acquired five 2/2.5 townhouses with garages in Lakeside Village. Each unit is three floors, with the dual bedrooms on top, living area in middle, and garage on bottom, and includes a private, locked public entry prior to reaching your front door. If any of you have never been to Davie, Florida, now may be the time to give it a try. It's as if a little chunk of the south was inserted in the heart of Broward County. Homes and businesses here are built with the south in mind and all have that country look with wide, sweeping porches and horse trails. Yes, real horses, and they are welcome here in a big kind of way.
Lakeside Village is one of the newest of these communites and boasts homes built to very high builder standards. Since the market tanked, however, prices have gone down and their are currently five homes for sale in here, two of which are short sales. What once went for $600k to $700K can now be had for $400k and under. With a six figure loss like that one can afford to buy and hold on for the future because this market will turn around. And the location is exceptional with close access to the Turnpike, 595, and 95. We actually have one pending in the low $400's when it's original asking price was a whopping $749K!!
Davie still has that small town feel with the surroundings of the city. It's proximity to Ft. Lauderdale, minutes literally, and other suburban cities like Pembroke Pines and Weston, make it an ideal place to live for unlike some of the other cities in Broward, Davie has been able to keep it's taxes in check. And for those who like to build, we still have seven waterfront lots available to build on. You can use our blueprints or your own, although it would be easier to get ours by the city for approval since they basically already are.
I never thought I'd see the day when you could buy a condo in South Florida for under $100K, but here it is. Now they come a dime a dozen. I wonder if that is a mixed blessing though? Keep this in mind, if there are a lot of unit owners in trouble financially with their mortgage companies then there will be plenty of vacant units in distress, which will eventually lower your property value, make it harder for you to sell for a profit in the future, and probably kick up your maintenance bill a notch. But hey, if you're on a budget and willing to take a chance on the market's future now is the time. You can actually afford to be a little picky until you find what you want, and believe me, there are plenty of them out there just ripe for the picking.
Sometimes in the real estate life one has to move forward when it comes to improving a system or way of life. And so it comes with a heavy heart that I have left EWM Realtors after they closed my Weston office and moved to a new and highly energetic Millenium Real Estate in Davie, FL. Located on Griffin Rd., just west of downtown Davie this new location sits in front of the new Lakeside Community, which boasts single family homes, townhomes, and first floor office and retail space.
I have also passed my CAM license exam and will forging ahead with property manangement as well. By moving to a well funded, new office I have put myself squarely in the forefront of expansion and moving ahead. This is a ground level opportunity with an office that will be around for quite some time to come as the overhead is very limited compared to some of the larger companies out there. Those of you who are in the area, have a bit of experience, and are thinking about making a move should consider coming by or contacting me.
I know how bad the real estate market has been in South Florida, but I got a good taste of what the north is going through on a recent road trip to Tampa. And I thought we had it bad. It was really more of the same. Now, I don't mean to sound like all is doom and gloom. On the contrary, if you have the funds and the credit there is no reason why you shouldn't be out there shopping for property right now. I have never seen prices and terms so low and reasonable in my eleven years in business. There is nothing to be afraid of as long as you are planning on keeping the property for a reasonable amount of time, ie; three to five years plus. It's the flippers that need to stay away. Primaries really should be taking advantage of all of the advantageous and favorable lending out there right now. And homeowners in the south are practically givng away homes at record prices. I just wish these deals were around when I was shopping.
