Do You Really Want To Sell?

How many sellers are there out there that have their home listed for sale but their home has an asking price that is way to high. In my market probably 70% of homes listed for sale have an asking price that is to high.

Why are these homes listed to high? For many reasons, 1. the sellers don't have to sell because they are not in a hurry to move. 2. They owe to much on their mortgage and thus have to get more than the house is worth but do not want to do a short sale. 3. They think there house is special so is worth more than the house that sold down the street.

4. The owners put a new roof on it or just painted it or some other upgrade that does not add any value to the home, a home has to have a roof, the fact that you just put a new one on that cost you $10,000 doesn't mean that you get to add that to the price of the house. There is a great 20 minute DVD that should be mandatory viewing for all sellers and their agents before the price of the home is set. If you would like a copy of this DVD go to Pricing Your Home to Sell and order a copy. If you are an agent order a couple of copies and lend it to the owners of any home you are getting ready to list. After the owners watch this video they should be ready to price their home to sell.

Something happened last month September 2009 that hasn't happened in the last 20 months, since January 2008 anyway. More homes sold last month than sold in September 2008. It may have been only one more home but it is a step in the right direction.

If you would like to see a list of all homes currently in various stages of foreclosure go to the Montrose County web site Public Trustee it requires that you have excel spreadsheet capibilities in order to view the list. The homes you see on this list are all in the process of being foreclosure. The sale date you see is the date that the lender usually gets the home legally back in their name. However on the sale date you can go to the courthouse and bid on the homes up for sale.

Usually on the day of the sale the lender gets the home back for what they are owed because the home is usually not worth more than the mortgage owed plus all the interest, penalties and attorney fees. After the lender receives the home back it can then take another 60 to 90 days before the Foreclosed Homes are listed for sale with a real estate company. The only opportunity the public has to buy a foreclosed home is either on the sale date at the courthouse or when it is listed for sale.

Will the mortgage company/bank take less for Foreclosed Homes ? Usually they will negotiate some on the price, however every 30 days they have their Real Estate agent do a new evaluation based on the homes that have sold and the ones that have come up for sale in the last 30 days, so the price that the home is listed at is fairly close to the market value.
