Within the past week I was in competion for a listing with as far as I know 2 other realtors. I did meet with the sellers last Saturday as they were in town to interview realtors for the purpose of listing the home, which they inherited within the last 6 months or so. As you may have gathered the sellers do not live in Montrose or even Colorado for that matter so their knowledge of this market is limited to say the least. I had prepared a CMA a couple of weeks ago and mailed it to them. The nature of the property shows that there are not many comps so I used the 4 that were available. My value based on the comps was the high 400's which in my opinion was being generous. The sellers during are meeting were focused on the price, and asked me several times if I would increase the asking price if I were to get the listing. I referred to the CMA both times as being the best indicator of what the price should be. Needless to say I did not get the listing as another realtor listed it in the high 500's. Evidentally the other realtor's total disregard for the comps bought the listing. In this market what is the point of listing something 100k over the market. As professionals I believe we have a duty to be honest with our clients/customers as to the value of their property. www.MontroseHomeConnection.com

March 2007 62 Homes Sold Avg Price $193,989 Avg Days On Market 134 Even though the number of units sold dropped I feel like the market has been picking up of late. The increase in the average price of a home increased greatly this month due to the fact that some high dollar homes sold bringing the average up over last year. This is just a one month blip the overall trend is still a down push. Lot sales continue to be slow to non exsistent due to builders not buying lots for Spec. Just yesterday in the Grand Junction Daily Sentinel newspaper there was an article about the Cities of Grand Junction and Montrose Colorado. These numbers are according to the U.S. Census Bureau just released Wednesday. The article said that Grand Junction Colorado grew by 3.7% in the past year from 134,061 to 139,082 in population which makes it the 9th fastest growing metro area in the nation out of 363 metro areas. Montrose Colorado which is 65 miles southwest of Grand Junction where I live and sell Real Estate, also grew by 3.7% from 38,109 to 39,527 in population. This makes Montrose the fastest growing micropolitan in the State of Colorado and the 8th fastest growing in the nation out of 576 Micropolitan areas nationwide. This coming Sunday my local newspaper The Montrose Daily Press is going to have some big article about the current situation for the local Real Estate Market. They have been pre advertising it since last week that this is a must read article. In the past they have always for the most part been postive about the market here. Now this is the first time they have written an article since the market has been slowing down. I really hope that they are at least objective and reniforce the fact that this is a good time to buy.
