It's that time of year again! The Illinois Blues Festival starts this Friday, August 29th down at the Peoria Riverfront Park. It will be from Friday at 6PM, and then from Saturday from 1PM - 10PM.

Peoria Real Estate - Another Solid Quarter, 2Q 2008

According to the latest report released by the National Association of Realtors, Peoria has once again had growth in the median home price for the 2nd quarter of 2008.

While the overall picture for the Midwest saw a modest decline of 0.9% in median home prices, Peoria has increased the median home price by 3.7% to $124,800. Peoria has consistently seen growth in the median home prices, quarter after quarter, regardless of the national or even regional trend.

What this means to home buyers is that 'now' is still a great time to buy a home. Based on data, single family homes in the Peoria area a very affordable and your investment should continue to see moderate and steady growth. The market is still mostly a buyer's market and there is plenty of homes in the area for sale, giving buyers lots of choices

For home sellers this means that your home should have increased in value from the time you originally purchased the home and is still a good time to sell your home. By pricing and marketing your home effectively in the current market, it will attract qualified buyers and should sell in a timely manner.

Real Estate Peoria - 2007 Market Information

I wanted to give a quick snapshot of the Peoria Real Estate market for last year, 2007. The media has certainly clouded the waters a bit by all of the changes happening nationally, yet our own media outlets weren't taking a close look at real estate at a local level, and really that is where real estate matters - where you live. So if you live in the Peoria area, or are planning to move here or are always on the lookout for great investment properties, this information should prove insightful and positive. All of the following data has been provided by the Peoria Area of Association:

Home sales: Locally, total home sales for 2007 were 5,815 compared to 6,129 in 2006 and 6,152 in 2005. Sales in 2007 showed a decrease of 5 percent from the previous year while state and national figures were in the double digits.

Average Sale Price. The average sale price for homes in the Peoria area was $139,693 for 2007 compared to an average of $135,676 for last year. That is an increase of 3% over the previous year.

Median Home Price. The median sale price for 2007 was $115,000, compared to $110,000 median sale price in 2006. That is an increase of 4.5 percent over 2006 median home price

Inventory. The number of homes on the market in the Peoria area at the end of the year was 2,497 compared to 2,455 in 2006, an increase of just over 1 percent. This presents a great opportunity for buyers with good credit to find a great home. There are a good number of homes in virtually every price range so with interest rates staying low, it is a great time to buy.

New Construction. There were 667 new construction homes sold through the multiple listing service in 2007 at an average sale price of $240,000, compared to 696 new construction homes in 2006 with an average sale price of $230,000. Even though we had 29 fewer new constructions in 2007, the average sale price increased by 4.4 percent.

Basically all this information means is that real estate is thriving in Peoria and is showing no signs of reversing the slow, steady growth over the next few years.
