I wanted to pass on to you the 2008 Real Estate Market Statistics. It is important for you to know the Market Statistics for Tallahassee and Leon County Florida in 2008.

As you can see the vast majority of Real Estate Sales in Tallahassee and Leon County are Residential in Nature. Of the Residential Sales 71% are Single Family Homes.

In the last Blog the statistics indicated 37.47% of Single Family Homes Sold in the Tallahassee Board of Realtors MLS. The percentage for Tallahassee and Leon County is about the same at 37.81%. In comparison, 43.56% of the Single Family Homes sold in 2007. There was a drop of 5,77% in the average Sale Price of Single Family Homes in Tallahassee and Leon County in 2008 as compared to 2007.
In the next Blog, I will look at Single Family Home Sales in the NE (Northeast) of Tallahassee.

I hope everyone has had a wonderful Holiday Season and you all are having a great start to 2009.
I wanted to take an opportunity to start this year off with a look at 2008 and some numbers I think are important.
For those of you who do not know the Tallahassee Board of Realtors covers 5 counties in Northern Florida. Those Counties are Leon (Tallahassee), Wakulla (Crawfordville), Gadsden (Havana & Quincy), Jefferson (Monticello), and Franklin (Gulf Coast Area).
The following are the statistics for 2008 for all 5 Counties:

Currently, there are 2763 Single Family Residential Listings on the Market. This number has been falling. It has been a while since I have seen this number under 3000.
As you can see just under 2468 Homes Sold in 2008 with an average Market time of 118 days, representing 37.47% of Homes Sold. There was a drop of 6.6% in Average Sale Price from 2007. to 2008.

It has been a while since I posted a Blog, and I apologize.
I hosted an Open House today in the Bull Run Subdivision in NE Tallahassee Florida.
I had between 15-20 groups come in between the hours of 12pm - 3pm. I am pretty sure this is an indication there are folks just like you and me who are interested in looking and are thinking about a Real Estate Purchase.
I was asked how our Local Real Estate Market is doing compared to 2007. So, I have done some research and here are the numbers from the Tallahassee Board of Realtors MLS. Since the Open House was in the popular NE, these number reflect the NE of Tallahassee.
Some of the popular subdivisions in the NE are Bull Run, Summerbrooke, Ox Bottom Manor, Golden Eagle, Piney Z, Killearn Lakes, Killearn Estates, Moore Pond, Rosehill, Highgrove, Lenox Mill, The Ravines, just to name a few.
Here are the numbers from the MLS for 2007 and 2008.

These numbers are interesting. I am curious to see how the Second Quarter of 2008 compares to the Second Quarter of 2007.
