Sun City - The Mariposa

Sun City, Georgetown TX recently announced the addition of the new Mariposa floor plan. This model will be part of their Garden Series of homes which also include the Grey Mist and Pine Springs.

This Model is a two bedroom, two bath home. It features an oversized kitchen and island; a large walk-in closet and a nice size garage. The A/C portion of the home is 1099 SqFt. The expected price will be around $137K

The Mariposa floor plan is now available for sale some additional uprades are also available. For example, you could have granite countertops in this home!

Georgetown TX Goodwater Loop Trail

One of the great things about Georgetown is the local hike and bike trail system. The City maintains a several trails that essentially begin at San Gabriel Park. From here you can take the South fork trail to the downtown area and visit the square for shopping or dining or continue to follow the trail to Blue Hole swimming area.

For those a bit more energetic, The North fork of the San Gabriel river trail will take from the San Gabriel park all the way to the Dam at Lake Georgetown. From there you can visit several LCRA parks or connect to the Goodwater trail, a 26 mile trail around the lake.

Lake Georgetown Goodwater loop

There are several trail heads and multiple access points to the Goodwater Trail system allowing for short day hikes or multi day trips. The most common starting point for a hike along Lake Georgetown is at Cedar Breaks Park, at the southeastern corner of the lake. Here the trail starts off on a well maintained surface of crushed stone, but within a quarter mile turns rocky and rough as it approaches the lake shore. Some of the best views of the lake occur near mile marker 1 on the trail and thereafter. This past weekend I hiked to Crockett Gardens, about 2.5 miles in. There is a nice oasis with a stream, lots of shade and just a very pleasant area to stop for lunch or take a break.

Georgetown Commercial Real Estate

Commercial real estate in the Georgetown area has been generally slow primarily due to the economy and the availability of commercial financing. This should be no big suprise however there seems to be a few exceptions:

1. Income producing properties with cap rates around 8% are attractive to investors.
We recently closed on a free standing building with multiple offices and fully leased.

2. Other retail or office buildings with space partially leased to a complimentary business can also be attractive to a small business looking to own their building instead of lease. Additional revenue from this business tenant can offset some of the building or related monthly expenses and is especially attractive to new start ups concerned with the expense of owning property.
