Neighbors in Oak Parke have been fighting the development of an apartment complex to be built on property owned by Bethany Lutheran Church, located at the corner of Wolftrap and Slaughter Lane. The zoning was changed to accomodate the proposed apartments, and the case being made by the owners in Oak Parke is that they were never notified that the zoning change meeting was taking place, so their input on the matter was not heard.
Brodie Wild Preservation Group is an organization made up of many of the homeowners in Oak Parke who are interested in seeing that the apartments are not built. Their fundamental belief is that the land is environmentally sensitive and the apartments are a commerical venture not church related. In addition the change to the watershed ordinance and the SOS regulations was changed without notice to anyone of the change. The developer in this case is Walters Southwest, and the Oak Parke homeowners believe that this construction will significantly lower everyone's property values.

We knew it would happen sooner or later, but it's still alarming to see that AISD is looking for land to purchase to build a new high school in southwest Austin. As a realtor and resident of Oak Park I knew our neighborhood, as well as Shady Hollow, Circle C, and many more would be affected when a new high school was built.
The worries begin....where will it be built, when, and where will the district draw the boundary lines dividing Bowie High School and the new high school.
These neighborhoods just underwent a heated debate over the boundary lines for the new southwest Austin middle school, and I don't expect anything less heated involving boundaries for the new high school. Oak Park is a beautiful neighborhood nestled behind award winning Bowie High School, right off of Slaughter Lane in far southwest Austin. With right under 300 homes it is small enough to get to know your neighbors, but large enough to have a neighborhood pool. The homeowners association is very active, and is aggressively fighting the building of apartments on the Bethany Lutheran Church property that backs up the neighborhood. I have lived in Oak Park for 15 years, and my two children who have gone from elementary school at award winning Baranoff Elementary to award winning Bowie High School.
Boundaries for the new middle school in southwest Austin have been decided after much discussion.
Plan 1.1A passed.
Plan 1.1A will basically pull 615 students out of one school, Bailey. This will result in two of the three exemplary elementary schools that feed into Bailey being removed, which will prove disastrous for the academics at Bailey. This affects all the kids next year in Oak Park, Shady Hollow, The Bridges at Bear Creek, Brodie Springs, and many more. The issue at hand is whether the Circle C neighborhood should be divided, with a portion of the kids going to Bailey Middle School, and the others going to the new Middle School. Avana, the new Circle C neighborhood will add 1100 more homes to the area....Clayton elementary is busting at the seams...Meridian Elementary might open (we hear there might be delays now) next fall. Soon all those kids will have to attend this new middle school, which will cause over crowding if a portion of Circle doesn't stay at Bailey.
"Basically Circle C doesn't want to be split, which is understandable, but if the elementaries in Circle C neighborhood aren't divided then Mills Elementary will be, which will cost the district more money in transportation. The new middle school is within walking distance and Small is 2 miles down the road on 290. Circle C will be bused regardless where they go, whether its to Bailey or the new SW middle school. If the vertical tracking is kept in place it will keep the kids together as they move into tumultuous middle school years, and gives all of the children the best chance for success." per Lisa Jones of Oak Park neighborhood.
The word is that "inflation" could cause the Feds to respond by raising rates. The rates are great now but
may go up as we head into the summer months.
This might cause some of the buyers who are sitting on the fence, waiting for the rates to go lower, to go
ahead and buy. Let your refinance and purchase clients know that these historic low rates won't last
forever.
