The Montclair Area in Oakland has experienced a small drop in home sale prices when comparing the previous two years. This area had an average sales price of $789,000 so far for the first three quarters of 2010. In comparison, average sales price in Montclair in 2008 was $861,400 and in 2009, an average sales price of $805,200, compared to the average sales price of homes for the first three quarters. This represents an 8% drop in price from 2008 and only a 2% drop from sales prices in 2009. To date, there has been an average drop in price from 2005 home sales of approximately 16% in the Montclair area.
We saw some really nice homes on tour today in Kensington, CA. One of my favorites is the one shown above, and just minutes from the shops along Arlington Blvd. This home is located in a park like setting and has a small creek in the front yard. The architecture is rustic and comtemporary home, featuring vaulted ceilings, two fireplaces, five bedrooms, and three bathrooms. This home is priced to sell just below $750,000. And winding our way back down the hill, we saw this fence and could not resist stopping to admire the beautiful stone work. This stone mason is truly a craftsman and even left plenty of space around the trees so they could continue to grow freely and naturally.
