For Sale By Owner | Do Not Make This Mistake

For sale by owner (FSBO) as it is also know, has some great fatal traps for sellers. Motivations are generally different from that of most reasonable sellers and of course Realtors. Sometimes sellers mistakenly think that avoiding a Realtors commission and maintaining control is in their best interest, but it is clearly not according to the historical statistics. The statistics show that many FSBO’s simply fail to sell. Why is that? First and probably the most common is PRICE. Sellers don’t know how important pricing real estate is in the process of entering the “for sale” market. Most FSBO sellers think that testing a higher price is the first step in listing their property because they can always reduce price later. In essence, they prolong the entire sale period, and mistakenly lead buyers into caution about making an offer. Second, the buyers that make offers to FSBO’s are mostly bargain hunters looking for a good deal from unrepresented sellers. FSBO sellers are not saving a commission because buyers already factor that Realtor commission savings into their offers. MOST IMPORTANT, most serious buyers are looking with a Realtor. Can you hope the REALTOR will even show your property on their tour for their client buyer? Think about it.

Now, many are reaping the rewards and buying well-priced vacation and retirement homes in this seaside paradise. Do not expect this to last though, inventory is already at a tight 8 month supply and showing no signs of improving. Many businesses have taken profits by taking advantage of unsuspecting home buyers looking to capitalize on the housing crisis, and purchase a first home or vacation home. The sad reality is that many people have fallen victim to these scams because they simply did not understand some basic facts.

There facts are that home buyers should first engage a Realtor to find foreclosures. The first and most prevalent scam tactic, and a definite red flag for home buyers, is that a fee is required up-front. The fact is that many companies advertise on the web and other media offering foreclosure lists for a fee. The truth is that Realtors see foreclosures first in the MLS. Asset managers and some banks list REO properties (bank-owned, also known as post-foreclosure) directly with Realtors. Those listings then appear in the MLS and become for sale properties. Read More

The fact is that many companies advertise on the web offering foreclosure lists for a fee. The truth is that Realtors see foreclosures first in the MLS. Asset managers and some banks list REO properties (bank-owned, also known as post-foreclosure) directly with Realtors. Secondly, be aware that a "short sale" is not a foreclosure. We advise our buyer clients to avoid short sales (pre-foreclosure), and the lengthy buying process is only one reason. Buyers negotiation leverage is reduced in these transactions and we would rather see you look at bank owned properties (post-foreclosure).
