Well we have our listing up and are awaiting repairs as we speak. This is a Fannie Mae Property, so we are glad they will do the repairs. When we first took the listing, they told us to put it on the market until we get the bids back from vendors. The first two days we had 4 offers as-is, so we are sure it will sell fast once the repairs have been done. We are still sticking to our system of doing as many BPO's as we can handle. We have been at this for the past 3-4 months and are considering hiring an assistant. So to all out there that are finding it hard to make it as a Real Estate Agent/Broker let us say this. In four months we have took a start up business, and have made it very fun and profitable. You have to stop practicingReal Estate as a job and start running your Real Estate practice as a business.

OK, first let us say THANK YOU, to all the agents that gave us great advice and support thought this journey of ours. Well we got our first listing assignment (whoooooooohooooo) late last week. We got lucky it was a great home that was well cared for, it has new windows, roof, paint and upgrades. We have done over 200 BPOs to date (still getting them) and see more listings on the way. We started this journey at the end of July and pleased we got a listing so fast. We were told by some that it would take us a year or more, but only took a few months. We learned so much, and know now what it takes. For anyone out there that needs help please don't hesitate to contact us, we will try to advise you the best we can

Good Day
Well here we are, just as a re-cap we started signing up with companies about 60 days ago. We have filtered through the BPO mills and companies that issue REO Listings. We have had a wide variety of different BPO on both the commercial and residential side. This has been a great experience and we have learned a ton about our market and the future coming. Now with that being said we and not trying to learn our market by doing BPO's, our goal is to get listings. We started this journey to see if all the nay Sayer's were right, you know the agent that say" its too late to get REO Listings" That the market is saturatedwith agents like you trying to get listings. Now we are in-line to get REO listings and making good money while we do it. We always believe in positive thinking, and no matter when you start there is always time to be great.

OK, so the journey continues. We are getting BPO's from several companies at this time, commercial and residential. When we first started signing up to these companies, we were only getting orders from one company. Now we get 1-3 companies a week calling us personally and asking us if we can get them done or rush them. Now we had to ask ourselves, do we really want them (some are very rural and very unique properties). We figure hard work pays off so we take them all. 90% of them are slam dunks, we are in one of the foreclosure capitals of the USA its that 10% that you really learn from. And we have built upon or skills by taking the hard ones, so we suggest everyone do it. Well we should be getting or first listing anytime now we can feel it, and if we don't we are learning so much about our market that we can truly advertise "area specialists" and have it be true.

Happy Sunday to you all, well yesterday we had to do our first out of town BPO's. Two different companies called us and asked us to do them a favor, we of course said sure. One was a Gas Station commercial property in South Lake Tahoe CA. I have done my fair share of commercial deals, but this was our first commercial BPO. I cant lie it was a tough one (to find comps) but had great luck searching on Biz Ben and found some gas station brokers who gave me a had. The other one was in Murphy's CA, nice little townhouse style property in the heart of the foothills. The drives were great and we had a great time together just talking and site seeing. What a great business we are have, one that will take us to new places and get paid to do it. We did these BPO because they asked and could tell everyone was turning them down so we did not hesitate to say sure we can help. The good thing is they both stated we will get the REO listing if the bank takes it back (both are in NOD). So you see it pays to help others and not always just think of how much it will be a pain your ass to help them
