Sun City. Arizona Schemes and Scams: Investors Out

This is bad for everyone, but especially the elderly.

An elaborate business set up to fix and flip houses closed its doors. Now, that may happen here and there and all the time. But, the saddest thing about the whole story is that the investors were elderly citizens.

The newspaper reported that Kenneth Plein, a real estate agent (boo!) filed for bankruptcy last month and locked the business doors. No mo' money.

So, when the public bankruptcy hearing was held, many people showed up with nervous stomachs. Don't blame them...

The people who loaned money to the Plein were often elderly. One 85 year old woman loaned him about $450,000 over the past 15 years, and now says she has nothing.

The business ran for about 22 years, but the bottom dropped out somewhere about 3 years ago.

The deal went this way: the agent looked to find home that were undervalued, found individuals who would lend the money to buy the house. Then, fix and flip within 3 months. Sounds fine, right? When they did not sell, the properties were leased.

The the housing market dropped in Arizona and the rest of the story is sad and common. Instead of communicating his situation to the people who lent him money, he just shut the doors and taped a piece of paper to the front door.

Plein said he kept the whole thing going by exhausting his $4 million in savings, cashing in his 401k and life insurance policies.

They left the Kitchen Sink but took the 'Loo'

So, we had a nice list of a dozen properties we were showing to some out of town clients today. The mom was buying a couple of homes for cash, and the adult sons drove into town to 'help' her. Wow, they were hyper, probably had ADD. Somehow they were thinking their mom was getting ripped off by the real estate agents and who knows whom.

In the price range of around $120-130k, the homes they wanted to walk through are all short-sales or bank owned. They wanted to try to see some 'real homes for sale'. Just aren't any in their price range.

One home we walked into was missing appliances, a wall cabinet, the lighting fixtures, light switch plates, etc. And, when we walked down the hall and glanced in the hall bathroom, it was missing the..

So, what would motivate a person (probably a guy) to remove a used toilet, unless it was for spite or maybe $10 on Craigslist...The Master Bath was also missing the toilet. The guy was scoring 2 for 2.

Phoenix AZ: Pet Comedy Show in October

I have been to a number of circuses over the years, seen the lions and tiger and bears, Oh My! But a smaller pet comedy show?

A performer from Las Vegas, Popovich, is opening his Comedy Pet Theater on the road to 40 cities. And, Phoenix is on the tour on October 9 and 10 at the Orpheum Theater. It is located at 203 W. Adams Street in Phoenix.

Popovich grew up in Russia and started training household pets. He has expanded the performances by adopting pets from shelters. Lucky pets...

Currently he uses 15 cats, 12 dogs and five geese. Throw into the menagerie a few doves, parrots, pigeons, mice and ferrets, and you have a show.

The strategy is to connect with a local animal shelter and work with them to raise a natural audience. Popovich is donating 100 tickets to raise money for the shelter. It will probably work, as it has in the past.

So, Come One, Come All, as Barnum was famous for saying!
