ADOT and Proposed South Mountain Freeway
It does not have to be reported in headlines each week, but it goes on. ADOT (Arizona Department of Transportation) is planning for the future. They are in the process of buying homes that are in the path of the future freeway called the South Mountain Freeway.
This is great news for some homeowners. Those who need the cash and want to move are happy. Others who don't get an offer are frustrated. ADOT does not have unlimited budgets to buy property, but does have some. So, they are moving ahead with the project, looking years ahead. And, why would they not want to buy when prices are so low right now? Makes good business sense.
Just need to be aware that this is a program that is active. If you are in the freeway path, decide on what your plans are. Looking to move and sell? Call us. We can help.

Tovrea Castle is getting a Make Over
You have probably seen it as you drive by on the 202 freeway. But, not knowing the right history, how can we appreciate the value of this old structure?
The City of Phoenix bought the park in 1993 as a public park. Over the years more than $20 million has been pumped into the building and surrounding 43 acres. It requires a large investment for a project that large.
Repairs are estimated to be about $12 million before the old structure will be open to the public. It will take several years, and is scheduled to be open in 2012. That is not so far away, compared to the decades it stood vacant and empty.
Look for more information in the next several years.

The 19th Avenue construction work goes on with light rail improvements. Visible improvements.
Wonder what is going on with the light rail construction teams on the western side of 19th Avenue? A wall is being built. It is not due to more tracks being installed. Just a 'gabion wall'. When it is finished it will be 8 feet tall and 3 feet wide. And, it will be made of stacked steel cages filled with fractured granite. How fitting for Phoenix...
The six-month project will also relocate the local frontage roads. It is all very visible to residents and drivers. The construction warnings, posts and markers are all there. Be careful.
Even though the economy is down, the City of Phoenix is still purchasing homes and businesses along the future light rail route. This is the smaller portion of the total project budget.
So, for now, it will be a one-lane each way street. Slow down and learn about 'gabion walls'.

Phoenix Open Market on Light Rail is fresh and fun
I stopped by the Open Market on Saturday morning. It was a good think I got there before noon, because the vendors start packing up at that time. The open time is from 8 a.m. to 12 noon on Saturday, and 4-8 p.m. on Wednesdays.
You will find, as I did, a mixture of farmer's market, boutique, promotion and food to sample before you buy. It was on a smaller scale that others I have been to, and I estimated about 50 booths set up and functioning. The visitors seemed to be in a good mood, irrespective of the warm temperatures in the hot Phoenix morning. Large water-cooled fans were blowing on several corners to cool everyone down. Several people just stood in front of the fans and spread their arms out, seemingly hoping to drink in all the cool air.
You can find more information at http://www.foodconnect.org/phoenixmarket/
They are located on the NE Corner of Central Ave and Pierce St.;
Light Rail: Roosevelt/Central Ave Station.
