I found a great link tonight. It is a website that converts and opens those pesky ".dat" files we sometimes get from others.

Make sure you book mark it to help you in the future.

This has helped me open files that I would not otherwise have a program to open them with. Sometimes .dat files contain, offers, pdf docs, etc. make sure you book mark this website.

Fuquay Varina is Growing

Fuquay Varina, NC is finally adding some real shopping. We have always had the wonderful Wal-mart that we all love, but there have been recent openings that is starting to move the town even further forward.

Finally Fuquay Varina has gotten their own Starbuck Coffee shop. This has been long coming, but it opened up just over a month ago!

The Biggest Grand opening is happening on October 1st, is the opening of a Kohl's clothing retailer. This is a big deal, since the town has not had a major big box retailer out side of Wal-mart and Home Depot open in the past 5 years.

I think this is the start of a major commercial growth in Fuquay Varina over the next five years.

Community Involvement - What do you do to give back?

I think as Realtors, it is our responsibiltiy to give back to our community. If you look at from the out side in, the community give us our business.

Here are some ideas that I have done for my community to give back. I also welcome your feedback to give me additional ideas to give back as well.

1) 4th grade foresters - with this program, we donated over 100 trees to the program and then the program sends these trees to a local school on our behalf and gives them to the students. I went to deliver them and talk about Arbor Day and what it means. This is something we do every year.

2) We have a community Service appreciation program, where we give commission rebates to folks serving our communities. To get the word out avout this program, we often Take Donuts to the local Teacher, Police, EMT, and Fireman to let them we appreciate their efforts and what they are doing for the community

3) We sponsored and supported a program called "Where theres a couch theres a home." From our local church. This allowed us to help raise funds and even used/new couches to give to families in need around the Christmas time frame. We then stuffed the couches with gift cards for Groceries and Dental and Doctor visits.

4) We have sponsored a local fundraising event event for a family that lost the husband and could not afford to stay in their home. Through this fundraiser we were about to pay for the families mortgage for about a year while they got back on their feet.

5) We have sponsored a local clown to do a magic show and face painting at a local arts festival. This was our way to give back to entire community as the face painting was free and spectacular. 6) We have donated our services in an auction to sell a home for free or give a big rebate to a potetial client to get a local dance team to nationals.

7) We pick a couple of schools througout the year and give back to the teachers, either through a lunch or gift baskets with things they may need for their class rooms.

8) We have sponsored local sports teams in a variety of sports as as way to help give kids who may not be able to financially play and organized sport the chance to do so. www.fvaa.org

9) We sponsor our local veteran dayly life programs to give back to those who are or have served our country in the military.

10) Give back to local Church organizations to sponsor scholorships for kids to go to competitions, retreats, camps, or local programs that cost money. This allow those in financial need to be able to participate in a wonderful activity. www.churchaliveag.org

11) We have sponsored baskets or give aways to local Parent Teacher Organizations to raise funds for school projects.

These are just a few of the things we have done to give back to our local community.

Saving Energy At Home? Tips That Do Not Cost Alot - What do you do to Save Energy?

I hope this finds everyone well and blessed. I wanted to share a few tips that I have put to good use in my own home to save our household a signifcant amount of money in energy cost. I started doing these things in January 2008. Since then I have gone back a looked at my savings over the past 8 months as compared to 2007.

It seems with these changes, I am saving any where between $75-$125 per month on my electric Bill. My avergage electric bill was running me around $300 per month in 2007, my average has dropped to around $200 per month in 2008. This is a significant 33% savings overall. I will save $1200 this year by doing the tips I am going to share with you below.

1) change out your most used lightbulbs to the Compact Florescents. This take a little getting used to, but after about a month, we could not tell the difference. These bulbs use 75% less energy. Also, as ourr parent always told us... Turn off your lights when you leave the room!!

We took all of our old bulbs (about 80 total) and donated them to local charities, and got a $50 Charitable Gift tax Deduction for this. This Cost me about $100 to make all these bulb changes.

2)Insulate your Hotwater Heater on the outside. It is already insulated on the inside, but extra insullation always help, especially when you are trying to keep something hot. This cost about $20 to buy the insullation for HW heaters.

3) Lower the Water Temperature on your Hotwater Heater to about 120 Degrees. This will save some money and prevent scalding for small children.

4) Service your HVAC Units at least once a year. This ensures the units are free from dust and dirt to clog up the coils and filters in the units. ($100 year)

5) Change the HVAC Filters about every 30-60 days. as these things fill up with dust it taxes the system and make it work harder. If it works harder, it it going to use more energy. (Cost $20 year)

6) Add a timer to your Hotwater Heater. This will ensure you are not using the units while you are sleeping or at work. If they are not heating water up, they are using less energy. Cost $50 - $150.

7)Unplug Appliances or other electronics when they are not in use. When you are not using the can opener, blender, coffee maker, VCR, DVD, TV, etc, un plug them. Even when they are off, they are using energy, so do not waste it if you do not have to. Use a power stip to help turn off mutiple appliance at the same time.

8) Buy Energy Star Appliances - Last December our Washer broke, so we bought a new one. This one is Energy Star compliant. There are many appliances that are Energy Star you could buy.

These small changes, but overall cost was $350 and I will save around $1200 this year, and with about $120 per year recurring cost, to get another $1200 savings each year, this is a significant amount of money for you.

Other tips that I have heard of or some of my clients have done.

1) Tint some of your more exposed windows to reflect the UV light and decrease energy the heat from the sun in the summer and help keep heat from escaping in the winter..

2) Replace older Windows with Energy Star effecient windows

3) Add insullation to your attic or crawl space. This is especially effective for older homes where the insullation is up to current code. This does not cost to much, as we did this on my father-in-lawd home.

4) Install an instant hotwater heater. I am not saying go out and replace what you have, but if you have to, then for a few hundred dollars more, you can save your self some money in the long run on energy bills. They come in Gas or electric models.
