So what did we do on the last day of the year??? We worked of course, sales are booming here in Cape Coral and all of SW Florida. We had two different sets of clients out today and guess what?? We wrote two contracts on foreclosed homes. One was in Cape Coral and the other was in Lehigh Acres. Clients were amazed at what they could buy for under $75,000.
Now we just have to hope that once the banks open on Friday that our full price offers are accepted. What you say we have to wonder if our full price offers will be accepted... Yes thats what I said. The reason being is now that this market is booming again we are often faced with multiple offer situations where the selling price actually goes higher than list price.
Phones are ringing, emails are coming in, lots of contracts being written, and of course many homes are being sold.
This is everyones chance to own a piece of paradise at the best possible time.
There is no snow here, its warm, its sunny and we are surrounded by water. Prices are at an all time low.

I wanted to share some surprising figures with you to shed light on our real estate market. Many buyers still remain on the fence about pulling the trigger. I urge you to read this email - we are down to inventory levels of 9 months. Most of the offers I am placing are up against multiple offers and my buyers have been beaten out of many homes because they have either low balled the offer or did not get in quickly enough. The investors are back and are blowing through our inventory.
Interest rates are going to rise in the months to come and lenders are tightening their guidelines - do not miss your opportunity. I have personally closed over 30 transactions this year and the time to buy is NOW. We had a 1% price increase last month and all indications are showing that now is the time to buy.
