10,000 homes for sale in Cape Coral Florida..... LOL Ya right!!!!!

So I just got off the phone with a guy who said he wanted to buy a house in Cape Coral, told me he had $40,000 and he wanted a newer home built after the year 2000 with a minimum of 1500 Sq ft and it needed to be in move in condition.......

Well after I picked myself up off the floor and found the phone that flew out of my hands while laughing so hard, I explained to this potential investor that there was no way that he was going to get what he wanted, unless the home had chinese drywall and even then the $40K price tag was pretty much oot of the question.

He then tells me that he has been researching our area for several weeks and that there are over 10,000 homes for sale in the City of Cape Coral...

Ummmm, I just fell off my chair again......

Without even looking to be 100% for sure I told him that there was no way that this was possible... He said, what do you mean, I am looking at a website right now that tells me there are 10,556 homes for sale in Cape Coral.....

WRONG!!!!!!

I pulled up the MLS, Cape Coral only, Single Family Residential homes for sale at this time are 2628....

Big difference from 10,000 huh????

I then did a search for him, all of Cape Coral, Single Family Residential, Built 2000 or newer priced under $70,000 and what kind of # do you think I got from the MLS???

The # was 100, thats correct there are 100 Homes that fit his criteria, but hey that # includes short sales too, so lets try again....

So now we have a total of 40, yes thats correct, 40 homes under $70,000 built 2000 or newer...

Now there are some of these that have chinese drywall, some are 1/2 built homes, so what is the real # you ask????

The real # is 29 Homes built in Cape Coral , 2000 or newer priced under $70,000.....

There is so much bad information out there it is imperative that you work with a local Realtor who knows what they are doing.

More than 30,000 people will watch fireworks light up the night sky on July Fourth in Cape Coral, Fla. But it's an event that almost didn't happen until RE/MAX Realty Team stepped up to the plate and saved the day.

In November, the City of Cape Coral announced it was canceling the annual event because of budget cuts - a sad reality faced by many local governments across the U.S. due to the recession. RE/MAX Realty Team offered to take the reins and signed on as the title sponsor of the "Red, White and Boom!" celebration for three years.

"We had a great year in 2009, so we were in a great position to give back to the community," says Broker/Owner Yoselyn Hollow. "This is an event that residents of Cape Coral need with everything going on right now, and we want to show our appreciation to the community for helping make us successful."

Hollow appeared on a daily morning news show July 2. Watch the video.

Community leaders and residents hailed the office and its agents as "the folks who saved Fourth of July" for Cape Coral. The free event, which was renamed "RE/MAX Realty Team's Red, White and Boom!," will feature a grilling recipe contest, live entertainment, a children's play area, a RE/MAX photo booth and more.

For $100 apiece, families reserve their own grassy 10x10 lot to enjoy the festivities. And the best part: 100 percent of the net proceeds from the lot sales, as well as other fundraising efforts, are going to Children's Miracle Network.

RE/MAX Realty Team hired a public relations agency to help them spread the word and capitalize on its title sponsorship to create as many brand impressions as possible, Hollow says.

"We want to let everyone know that RE/MAX is throwing this party; we'll have a RE/MAX Hot Air Balloon, cold-air balloons, RE/MAX branded arches, banners and more," Hollow says. "We've generated quite a few business leads from our promotion efforts so far, and we want to make our presence even more prominent in the community."
