The number of homes for sale in Palm Beach Gardens is down by about one-third since January as prices have leveled off throughout the Palm Beach County. Homes are selling to savvy buyers looking for great deals!
Earlier in the year there were about 2000 homes for sale in Palm Beach Gardens. At the end of April there were just 1335, a drop of nearly a third. Most of the homes listed through the realtors multiple listing service --- 835 -- are priced at $500,000 or below. There are some very good deals out there.
The number of sales are up significantly as 685 single family homes sold in March, 2009 compared with just 572 a year earlier. Condo sales are also up with 691 sold in March 2009 compared with 592 a year earlier.
The median single family home price in Palm Beach County for March was $228,100, the same as it was for February. This could signify the beginning of bottom prices for the local real estate market. The median price for a condo sold in March in Palm Beach County was $99,800, about a two percent drop from February.

Home prices in Palm Beach Gardens, West Palm Beach, North Palm Beach, and throughout Palm Beach County continue to fall and now stand at levels not seen since March 2003.
The median price of a single family home in Palm Beach County in February 2009 was $228,100, according to stastics released by the Florida Association of Realtors. The median price reflects half the homes selling at a higher price and half selling at a lower price. The price is about 34 percent lower than that of a year ago and about 2 percent lower than we saw in January, 2009.
And there continues to be an overwhelming supply of homes for sale in Palm Beach County despite an steep increase in the number of sale in February 2009 compared with a year earlier. More than 530 homes sold in Palm Beach County in February, an increase of 33 percent over February 2008 and about 33 percent high than January 2009.
There are about 28,500 homes on the market in Palm Beach County, with more than 40 percent of those sitting for sale for more than six months. And about one in four sales are listed as "short sales," meaning the owner is selling the house for less than he owes the bank.
There are still more homes going on the market than coming off the market, either through sales or withdrawals. Buyers want to see everything available before they make an offer. And they want to be sure they are getting a great deal.

With homes prices in Palm Beach Gardens on the decline, savvy buyers are inking great deals throughout the area. In fact, the median price of a single family home in Palm Beach County today is about where it was in June, 2003. There are wonderful opportunities for buyers in the Palm Beach Gardens and Palm Beach County housing market today
The median price of a single family home in Palm Beach County declined more than $100,000 from January, 2008 through January, 2009 going from $343,200 down to $232,100 a drop of about 32 percent.
That drop in prices appears to be bringing back buyers as sales increased this past January by nearly 10 percent over a year earlier.
While we still have far more homes for sale in the area than we should to achieve a healthy market, that number is also slowly declining. In Palm Beach Gardens, for example, there are now about 1,800 homes and condos for sale compared with about 2,000 on the market just a couple of months ago.
Throughout Palm Beach County there are about 28,000 homes and condos on the market with about 6,400 of those short sales and another 2,000 - 3,000 already in foreclosure.

Savvy buyers are making very good deals on homes in Palm Beach Gardens, West Palm Beach, Jupiter, Juno Beach and throughout Palm Beach County as homes prices fall for yet another month.
There were 408 single family homes sold in Palm Beach County in January, 2009 compared with 369 sold in January 2008, a nine percent increase. Yet prices continue tracking downward. The median single family home price in January was $232,100, compared with $246,000 for the median price in December, 2008, a six percent decline.
The condo market felt significant gains in number of sale jumping 24 percent in January 2009 compared with January, 2008. There were 374 condos sold in January. 2009 compared with 303 sold in January, 2008. While prices continued to fall, the decline was not as steep as in previous months. The median price for a condo in Palm Beach County in January was $108,900 compared with $112,900 in December 2008, a four percent decline.
