PALM BEACH GARDENS IRONHORSE COUNTRY CLUB SEES HOME PRICES DECLINE 10 PERCENT DURING 2008; COMMUNITY HOLDING ITS VALUE BETTER THAN MOST!

Home prices in Palm Beach Gardens' Ironhorse Country Club declined about 10 percent in 2008 compared with 2007 sales, reflecting the community holding its value better than many others throughout Palm Beach County.

The average dollars per square foot for homes sold in Ironhorse during 2008 was $172 compared with $191 per square foot in 2007 and $226 per square foot in 2006.

The decline in Ironhorse home prices is less than the median decline in prices throughout Palm Beach County. In November 2008, the median price for a single family home in Palm Beach County was $247,400, fully 28 percent lower than the median price in January, 2008.

Ironhorse is a small intimate country club community located south on Jog Road from The Beeline, convenient to major shopping areas, restaurants and highways. It is a full amenity country club with active golf and tennis programs, a fitness center, swimming pool, clubhouse, restaurant and social activities. There are just 325 homes in the community, many surrounding the championship Arthur Hills golf course, or abutting the Loxahatchee Nature Preserve. In early January, 2009 there were 26 homes on the market in Ironhorse.

Buyers and sellers at Palm Beach Gardens' Ironhorse Country Club used The Weiss-Clawson Team for 70 percent of the transactions that occurred in 2008.

The number of sales in Ironhorse during 2008 was 13. Of the 13 homes that sold, The Weiss-Clawson Team represented the seller, the buyer or both in nine of those transactions.

In addition, there were three homes under contract at the end of 2008. The Weiss-Clawson Team also represents the seller, the buyer or both in the three homes that were under contract at the end of the year.

MORE THAN 1500 HOMES FOR SALE IN PALM BEACH GARDENS; MORE THAN 25,000 ON THE MARKET IN PALM BEACH COUNTY

PALM BEACH GARDENS HOME PRICES CONTINUE SLIDE IN NOVEMBER REACHING 2003 PRICE LEVELS

Prices of single family homes and condos in Palm Beach Gardens, West Palm Beach and throughout Palm Beach County continued their steep decline in November recording a 28 percent decline since the beginning of the year.

The median single family home in Palm Beach County sold for $247,400 in November, according to statistics released by the Florida Association of Realtors. That is 28 percent lower than the price achieved in January 2008 which was $343,200. The median price reflects a midpoint number with half the homes selling at higher prices and half selling at lower prices.

And it bring the median price level back to about October, 2003.

For condos, the median price decline is about 22 percent since January with the midpoint price for a condo in Palm Beach County now $123,900.

Sellers in most communities through the area are feeling price pinches and steep competition from loads of homes on the market. There are more than 500 homes for sale in Palm Beach Gardens leading country club communities of Frenchmans Reserve, Mirasol, BallenIsles, Ironhorse Country Club and Ibis Country Club. And all of these communities have short sales and/or foreclosures.

You can get a three bedroom, two bath single family home in BallenIsles today for just $230,000. or a townhouse in Ibis Country Club for $165,000.
