Yesterday was a great day for a settlement! The spring temperatures, blue skys and slight breeze..couldn't have asked for better weather.
My buyers made a terrific deal on this 3 level, townhouse in the City of Manassas. For 30% below the low, 2008 Tax Assessed Value, they got three bedrooms, 2.5 bathrooms, a fully fenced backyard, deck, finished basement and the luxury of the end unit siding and backing to trees.
The seller made a contribution to Nehemiah (a downpayment assistance program) that covered the buyers' ENTIRE downpayment. The seller also paid the maximum allowed toward the buyers' closing costs.

Resale prices have dropped again for townhouses in Braemar.
To begin, those townhouses without garages are selling for an average of $238,467 this report. That's down about $5,000 from last report. Seller subsidy (seller contribution to buyer's closing costs) is steady at $7,950 and the number of days it is taking to sell a townhouse without a garage is averaging out to 158 days. That marketing time has more than doubled since last report!
Garage townhouses have also seen a slight decrease. The average sales price this report is $259,700 with $5,522 average seller subsidy. Compared to last reports $265,000 average sales price and $7,950 seller subsidy. And the average marketing time is also up in this category from 10 days to 117!

After seeing no resales in the Heritage Series single family homes of Braemar (Yardley, Exeter, Zachary and Waverly floor plans) for the first months of the year, it is refreshing to report that thre have been six sales between March and April 2008. Two of those are brand new homes just finished by Brookfield Homes, one is the former Yardley model in Braemar, and the remaining three are resales.
The average sales price for the last two months of activity is $391,983. Average seller assistance to buyer's closing costs is $6,208. And finally, the avearge number of days it takes to get a contract is 38.
Sales price is down from this time last year, when the average sales price in the Heritage Series was $490,967. The good news is that average seller subsidy and days on the market have come down in those twelve months form $7,197 and 121 days respectively.

It's been taking as long as four months to sell townhouses in Fairfax County, VA. I alerted my most recent seller to this before we ever went "active".
We looked at the comps together, and saw that, due to the slumping market, his home value was not what he had anticipated. Here's where it got weird (I say sarcastically). He actually priced his home CORRECTLY.
The first day on the market we had one agent through. Today (day #2) another. Tomorrow....two are scheduled. So my client calls and asks, "Do you think I underpriced it?"
My answer was simple. "You put your home on the market to sell it, correct?" He answered yes.
... "We both looked at the market comps and knew this was the most realistic price for a buyer to pay, right?" He answered yes.
..."So you are reaping the benefit of that decision to come out of the gate at market value. Serious buyers are out there just waiting for a home like yours. A realistic seller, who put in new carpet, painted, isn't a short sale or a bank owned home. I can't say for 100% certainty, but I wouldn't be surprised if you were the next townhouse in the neighborhood to sell."
Pricing correctly makes all the difference in whether you are FOR SALE or SOLD.
