I Have A Client That Came on the Market at the going Market Price.....

It's been taking as long as four months to sell townhouses in Fairfax County, VA. I alerted my most recent seller to this before we ever went "active".

We looked at the comps together, and saw that, due to the slumping market, his home value was not what he had anticipated. Here's where it got weird (I say sarcastically). He actually priced his home CORRECTLY.

The first day on the market we had one agent through. Today (day #2) another. Tomorrow....two are scheduled. So my client calls and asks, "Do you think I underpriced it?"

My answer was simple. "You put your home on the market to sell it, correct?" He answered yes.

... "We both looked at the market comps and knew this was the most realistic price for a buyer to pay, right?" He answered yes.

..."So you are reaping the benefit of that decision to come out of the gate at market value. Serious buyers are out there just waiting for a home like yours. A realistic seller, who put in new carpet, painted, isn't a short sale or a bank owned home. I can't say for 100% certainty, but I wouldn't be surprised if you were the next townhouse in the neighborhood to sell."

 Pricing correctly makes all the difference in whether you are FOR SALE or SOLD.

Gainesville, VA: A Sunset Walk Through Heritage Hunt

My mother moved in to the condos of Heritage Hunt in November 2007. This is her first Spring in her new community. Last night I met her just before sunset to take a short walk and see some of the sights.

The sun was turning the sky behind the mountains a soft shade of pink. Walking near the gated entrance to the community you can literally see hundreds of homes nestled in the rolling hills.

Heritage Hunt has done a wonderful job landscaping the community. The grass is deep green in color and lush.

This fountain is what my Mom's condo is facing, so she sees it everyday. But it's nice to a get a look at it from the ground and breathe in some fresh air. Just hearing the water splash down into the pond is relaxing.

This gazebo sits over the Entrance Pond, as it's known.  Mom and I were shocked to peer down into the pond from the gazebo and see fish. Of course, there is no fishing, swimming, boating, etc on this pond. And I sincerely doubt there is fishing in any of the other 20-something man-made lakes throughout the community.

I'm so glad my Mom found such a wonderful place to call home.

Braemar Property Value Report: Arista Series (March-April 2008)

The Braemar Property Value Report is out once again. This report focuses on sales fro March and April in the Arista Series homes built by Brookfield.

Due to the size and, relatively high price of these homes, there seem to be periodic dry spells of resales in this series of single family homes since the downturn of the real estate market. This sales period between March and April shows no sales activity.

Your Braemar home falls into the Arista Series if you have a Canterbury, Allister or Buckingham model home by Brookfield.

Prince William County's Illegal Immigration Issue is Being Debated Again

On the afternoon of April 24th, I received an email from Prince William County Chairman Corey Stewart regarding the matter of enforcement of illegal immigration in the County.

As you may, or may not know, the County had recently passed leglislation to do the following:

  • Allow Law Enforcement to check the immigration/residency status of anyone pulled over, or being detained by law enforcement for other activities
  • Deny non-emergency County-provided services to illegal immigrants

After voting to pass these measures, it seems that a dissenting voice in the Board of Supervisors emerged. And in the most public of places. Supervisor Frank Principi of the Woodbridge District spoke out against the leglislation in The Washington Post on April 24th.

The vote to fund the resolution passed by the County's Board of Supervisors will be held on April 29th at 2pm at the McCoart Buidling in the Prince William County Complex. They are urging citizens to come forward and speak out on the issue. Each resident will be given 3 minutes to speak.

Has the Fall Out of Your 2007 Tax Return Got You Thinking About Home Ownership?

It is mid-April and Prince William County is buzzing with Spring Fever. The flowers are blooming, the lawns are greening up and the trees are filling out again. What a beautiful time of year! A big sigh of relief as you enjoy all of this knowing that the tax deadline has come and gone, and you've survived another year.

You pay $1500/month in rent.

For this example, let's say you are in a 15% tax bracket.

You buy a home, and are able to get the same $1500/month payment. Now you are paying a mortgage.

If you are on a 30 year, fixed rate mortgage about 90% of that payment is mortgage interest which is tax deductible. That means that 90% of $1500: $1350 is tax deductible.

Since you are in a 15% tax bracket, your monthly tax savings is 15% of $1350: $202.50.

This is how you SAVE MONEY when you become a home owner vs. a tenant.
