As you can see, the number of SOLDS in Scripps Ranch for DETACHED homes decreased slightly from 27 to 26 but, the Average List price, the Median List Price, The Average Sold Price and the Median Sold price went up! from June to July some positive signs for Scripps Ranch Real Estate. The number of homes under contract is slow in July and that decreased sharply from June.
Nevertheless, the market is NOT heading Downward in Scripps Ranch for the month of July. With both the average and median prices up for 26 sold homes we are encouraged that the market has stopped sliding in Scripps. Whether this trends continues we will have to trace over the next few months!

Houses are Big business. One of the largest purchases a person makes in their life. Yet the industry has so many complaints about incompetent or uncaring, or worse real estate agents. I believe in setting the bar high for agents. I believe that agents can't afford to be doing this part time, because they are the source of information for their area. They should know the comps, know the neighborhood, know how to negotiate, know what is going on in the local area. They should be honest, helpful, knowledgable and able to provide insight into the market.
As agents, we are by the majority honest and ethical. But, it only takes a small percentage to color all of us as bad. We should be more diligent, then in making sure that the bad agents are not tolerated. Consumers need to do research into the history and performance of past clients with the agents they hire.
Let's make sure good agents are rewarded, and bad agents don't get a chance to spread their business.
So as a General HELP to the CONSUMER make sure BEFORE you hire or associate with an agent, that you check with past clients, see how long they have been in business, see how many transactions they have handled, and interview three agents before you decide on using one.
For AGENTS make sure that you are diligent with your clients, become thoroughly familiar with their needs, and keep yourself Fully informed of your local market. Get feedback from your clients, and strive to update and improve yourself. Marketing is a constantly evolving art/science, stay up with the toos needed to be not just part of the pack, but well ahead of it.

Hey All!
They are talking about the weather reaching into the 100+ degrees today in and around San Diego.
Not only that, but it is the First Day of Summer too. I will be spending the afternoon showing homes to some buyers, and I just know that the heat will have me exhausted by the end of the day.
What I can't figure out, is why should the heat exhaust me? I mean, I am in an air conditioned car, and the homes are at least out of the sun...but I know from experience, that when I show homes on hot days, my exhaustion level rises at the end of the day.
I guess it is the dog syndrome in us. You know, where the higher the heat, our bodies just respond by wanting to just lay down and not do much (preferably by a pool, with some music and adult beverages!)
I also, absolutely, will not do any door knocking or door hangers on a day like today. It is strictly in doors for the morning.
Well, at least the night will cool off! Have a Great Day everyone, and enjoy the weekend!

Hey All!
I just wanted to tell you more about San Diego. As I told you in the past, besides the wonderful beauty around with the Ocean, the Mountains, the desert, there are all sorts of events going on.
Like Last Friday nite, I went to a Bar in Solana Beach called The Bellyup Bar! Great place to hear music.
We got to see 2 really good bands, The Silent Comedy and The Young Dubliners. Both bands were terrific, and the atmoshpere was perfect. The Belly Up is a large bar that can hold 600 or so people.
It has a large standing area, but there are also seats with ledge tables that face toward the stage. I don't know for sure how many bars there are, but I think there are 4-5 plus an upstairs VIP section that I didn't get to see.
I highly would recommend this place to go hear music. It is just the right place to go, plus the ages of the people there ranged from the 20's to the 60's, with most that I saw being in their 30's.
This coming Saturday, I plan on going to the Julian Blues/jazz fest, which is an all day event. But again
I am looking forward to hearing some good music, enjoying the local area and having a GREAT Saturday.

Hello All!
I had a Great Experience this past Weekend. I went to the Palomar Mtn. Observatory.
This is where they have the largest optical telescope at 200 inches in diameter. I got to go at night, for a very special tour. We even got to look through the 60 inch telescope that night. It was AMAZING!
I am not into astronomy, haven't looked through a telescope since I was a little kid ( and didn't really see much). But going up there last Saturday was truly inspiring.
To look and hear about the Billions upon Billions of Galaxies with Millions of stars in each one just boggles the mind.
Then...Looking through a telescope and seeing a star cluster (M-13) that is about 25,000 light years away, meant that I was seeing the light these stars shined 25,000 years ago. How is that for Awesome???
We have grown up in a world full of conveneinces, and wonders that make our life so much easier, that we tend not to notice as much the pulses and changes in the earth and sky. But being at the Observatory
reminded me (I believe) of a psalmist saying:
When I look at the heavens, the work of your hands
The moon and the stars which you have arranged,
What is man that you are mindful of him,
Mortal Man that you keep him in Mind?
Yet, You have made him little less than a god.
I can see the awesomeness of the universe that moved the psalmist to wonder how amazing the universe is, and yet how Amazing we Are! We have to think more about that in our daily lives, and not forget it when we are dealing with people. They are awesome creatures made in wonder, and full of that wonder. So treat them well!
