I have about 20 minutes before a meeting, so I thought I would post the May Housing stats

for POWAY for DETACHED HOMES!

The Number of SOLD homes was 28

Average SOLD Price was $609,122

The MEDIAN SOLD Price $535,000

The Number of homes on market 169

New Listings in May 48

Number of homes under contract 35

Hello Everyone

I am just writing to tell you that I need to get more clarification on the statistics I am providing you.

We recently changed over our MLS system and in the process it is causing lots of angst, irritation, and incorrect data. So while I said I would have more stats today, when I went to compare April stats from the old system with April stats from the new system. I noticed small but different results. Until this is cleared up, I am going to hold off on giving out stats from the Sandicor MLS system called Tempo 5.

Instead I will get clarification on the discrepencies and when I am satisfied, then I will provide you with the info.

Poway Housing Trends

Hello All!

I just wanted to share with you the stats for Single Family Detached Homes in Poway (92064) for the month of April and March 2008.

I first want to say, that you will see why I want to give both the Median Price home sale and the Average. For Poway these last 2 months, you will see a huge difference in the numbers. That is because the average is the sum of all the homes sale price divided by the number of homes. The Median price (which in my opinion is used too much in newspaper stories) is simply the middle price in the list. So for example if you had 3 homes that sold and one was $200,000 another $300,000 and another $1,000,000 the Median Price would be $300,000 but the average would be $500,000. Keep that in mind whenever you are looking at newspaper reports. What are they reporting.

Anyway, here is Aprils stats for Poway:

There were 74 New Listings in Poway with an average list price of $995,188 and a median list price of $599,950 in the month of April. Sold homes numbered 33 in April with an average sold price of $850,381 and a median sales price of $470,000. The average Days on market for a home was 62 with about a 3 months inventory supply.

For the month of March the stats for the City of Poway are:

59 New listings of single family detached homes with an average list price of $1,054,113 and a median list price of $798,572. The Sold homes numbered 19 with an average sold price of $840,538 and a median sales price of $552,962. The averaged days on market for a home was 79 days with about a 5 month inventory supply.

So, as you can see, like I pointed out in my last post on Scripps Ranch, If you are comparing from last year, one could see a bleak picture, but if you compare for how the market as already gone down, then in the change from March to April, we see the market starting to REBOUND!

Sold homes increased from 19 in March to 33 in April. Inventory of homes on the market decreased from a 5 months inventory in March of homes for sale to only a 3 month inventory of homes for sale in April.

Buyers are starting to buy, the market has hit bottom, and buyers coming out are showing that they are now willing to buy at these prices. The more buyers that come out, the sooner, that the market goes from stable to rising. So now that we see hope that we have stopped the downward cycle and are at the bottom what comes next is a flurry of buyers, that spur the market, and eventually the upturn side of the cycle returns!
