I was just wondering how many agents or home sellers use Video in selling their homes. I know I have used videos on some homes, but not on all of them.
Have most of you developed a channel for home selling on youtube?
Do you video all your properties or just some. What kind or response are you getting.
I believe that videos and youtube are becoming more and more important, but I wonder what type of response you get from home buyers.

Here are some stats for the Mississippi Gulf Coast
From Year to date 2009 (Jan 1- May 21 2009) versus Year to date 2010 (Jan 1- May 21 2010)
There has been some positive news and some negative news.
First comparing residential properties that have sold in 2009 year to date for the Ms Gulf Coast MLS
we find that the Overall Median Price of homes has gone down from $135,000 in 2009 to $124,000
in 2010. So prices have been declining steadily, but I believe in another post, I will show that they may have bottomed out in March of 2010- I will wait for another 2 months to see if that is just a hiccup or a trend.
But there is also positive news in that year to date comparing 2009 to 2010 we find that MORE homes have sold!
The total residentail properties sold in 2009 for our MLS was 949-
The total residential properties sold in 2010 for our MLS was 1058
That's more than an 11% increase in number of homes SOLD! on the Mississippi Gulf Coast Year to date from 2009 to 2010. So the tide may be turning in the real estate market here on the coast. I will give you a statistical update in another 2 months.

I just wanted to talk a little about the Missisippi Gulf Coast. It is in my opinion a GREAT location to live.
First, we have white sand beaches along the Gulf of Mexico, mostly unblocked by buildings so you can drive along highway 90 in Harrison county and see the gulf for just about the whole ride. (So far the oil from the Gulf Spill hasn't hit the Mississippi Gulf Coast- and it's looking like it may head south instead)
Second, The People are great. Friendly and hospitable they make people from out of the area feel welcome- I should know I was born and raised in Brooklyn, NY and moved here in my 30's!
Plus, There's Great Fishing, A lot of world class golf courses, A Good number of 24 hour casinos and entertainment, The Lynn Meadows Discovery Center for children, Water park with slides and Beachfront Condos are really affordable right now, and our winters are mild.
In addition, we have Keesler AFB, the Navy CB base, NASA, NOAA, Northrup Grumman and a host of industries right here on the coast.
Finally, we are located about an hour from New Orleans and we have Mardi Gras here on the coast, crawfish, shrimp, crab, seafood galore! Bar b Q's, crawfish boils, shrimp boils, and poboys. And you can always take a short trip to New Orleans for the French Quarter or to watch the SAINTS or to go to the 3rd largest zoo in America
So if you are looking for a great place to move, check out the Mississippi Gulf Coast!

Just a quick update on the housing stats for the month of February for Gulfport, Mississippi.
There were 53 Single family homes and Condos that Sold in Gulfport in Feb 2010 on the Gulf Coast MLS.
The Average Sold price was $143,669 The Median Sold price was $125,000
This compares to Feb 2009 where there were 66 Single family homes and Condos that sold in Gulfport recorded on our MLS. The Average Sold price then was $137,135 and the Median Sold Price $137,450.
And the $8000 tax credit deadline is coming soon. You must be under contract by the end of April and close before the end of June. If you are doing any short sales or programs, don't wait, act now because they can take months to close!
