North Carolina Land Lenders are Lending!

12-27-11
Ken Williams
I strongly recommend that you call them and get pre-approved for there loan programs before you start your property search!

In today’s lending environment it’s critical to apply for and get pre-approved for a loan before shopping around for property. Many sellers will not even consider an offer you submit unless it has your loan pre-approval letter with it. Also the sellers will be more likely to immediately accept your offer, even if that offer is for less than list price.

There are more advantages to gaining pre-approval than you would initially surmise. When the lender hands a borrower a pre-approval letter, it means the borrower can: Save Time by Looking at the Right Homes in the right price range, Spend More Time Examining the Right Homes knowing what the loan costs – down payment & monthly payments are, Gain Confidence & Avoid Disillusionment & Disappointment, Increase Bargaining & Negotiating Power, Enjoy a Faster smother Closing Period.

How Affordable Is a Mountain Property in North Carolina in Terms of Acreage?

07-14-11
Ken Williams

It has been said that North Carolina is one of the best states to buy mountain homes. However, most people think that a property in NC can cost a lot of money, but this is definitely not true. Today, I will be discussing the affordability of mountain properties in Carolina in terms of acreage, which will help you, learn whether or not it is a good investment to buy mountain properties in the wonderful Smoky Mountains.

There are a lot of factors that can affect the price of mountain properties such as the location, accessibility, recreational areas and activities available. Properties that are placed in a very accessible area are said to be twice more expensive compared to properties that are placed away from roads. There is a lot of mountain property in North Carolina that are placed almost down the road, and these are obviously more expensive than an isolated property. Just don’t forget about the old adage “LOCATION, LOCATION, LOCATION”.

There are dozens of properties in Asheville and Boone that are at least 5 minutes away from the nearest town, but are not as expensive as what most clients think. As a matter of fact, you will be able to purchase a mountain property in North Carolina that is located down the road for as low as $4,500 per acre. If you are going to compare this amount with the best states in the US where you can buy a log cabin home, I can definitely say that the prices of the properties in NC are far cheaper and more affordable than say California or Virginia.

If you are going to consider the ambiance of the area, together with the level of fun, excitement and relaxation that it can provide, the price of log homes in North Carolina in terms of acreage is definitely more affordable. If you are going to use the Internet, it will not be hard to find an 11-acre land parcel that can be purchased for as low as $45,000. If you are going to ask me, a property that is surrounded with mountains and is almost down the road at a price of $45,000 is more than affordable. In fact, some people are even willing to pay more than this amount just to have a mountain property where they can relax and have fun during their vacation.

Buying a mountain retreat is the dream of many people, but due to its expensive price, most of us cannot afford to buy the property of our dreams. However, you should not be stuck with the thought of being unable to live in a quiet and relaxing yet exciting place. There are a lot of properties that can be purchased in the NC mountains, and most of them are a lot more affordable if compared with the properties sold in other states and regions.

Call now to find out about our current sale prices on mountain property in North Carolina and mountain log homes for sale and cabins. You will be shocked at how affordable it can be to own your dream. 828-429-4004, Call Now!

What is a Log Cabin Shell?

04-28-11
Ken Williams

And Why Is It Cheaper Than Site-Built log cabins for sale in North Carolina?

A log cabin shell is literally the exterior log walls or “shell” of a cabin. Log cabin shells do not have anything inside them, aside from logs and walls that serve as weight bearing walls and the slots for different facets of your home. This can be ordered through our contractors.

If you wish to build a custom shell we will will be asking for the specific details related to the land where you are planning to erect your cabin and the style of the cabin that you want.

We will be constructing the log cabin shell on our site or ours depending on what you are looking to get done. If you choose your own land the materials will be shipped to your land to re-constructed. Or for the most amount of savings you can buy a pre-built home or shell on one of our amazing and affordable mountain land lots. Aside from the walls itself, a typical log cabin shell includes log floor joists, log roof beam system, windows and door openings cut in, log stairs, posts and levelers, wall slots, electrical boxes roughed in, and of course, assistance with re-constructing the shell.

To say the least, it is an almost-ready cabin which requires construction of the interior and exterior that doesn’t need logs. And is far more affordable than a fully built home. It also allows you to customize everything thing just the way you like it. Some of the things that are included in a log cabin shell can be the foundation or sub-floor, roof, plumbing, electrical, lumber, paneling, doors and windows, flooring, insulation, decks, partition walls, basement, cabinets, finishing carpentry, excavation, sewer, water, and freight services.

Basically, you will not receive anything from a log cabin shell except for the logs that will be used in your cabin and the standing structure. People may find this as inconvenience because they need to look for other experts who will be constructing the other parts of the cabins for sale, but you need to know that log cabin shell contractors are log smiths.

If you want to have the best value for your log cabin, you can buy a full ready made cabin right now instead of trying to contract different experts to complete your home. Log cabin shells are only used to make it easier for you to have your cabin, and you don’t have to worry about cutting trees yourself. Log cabin shells make it easier for you to have your mountain home, because you don’t have to chop trees, which are to be used as logs. You’ll also be saved from the process of designing and fitting logs that you need, which can cost more than you can imagine as the little costs start to add up.

According to an average estimate, a log cabin shell will help you save at least 25% on labor and 30% on the materials. You also won’t have to worry about cleaning the tons of sawdust that the log smiths will leave in your land. So save your self some money as ask us about all of the log home sale options we have on log cabins for sale in North Carolina today. We can get you into a western NC log home as fast as 1 week so you and your family can enjoy it for the next holiday season.
