Another Tax Increase for California Residents

Don't look now Californians, tomorrow brings yet another tax increase (in addition to those gifted to us by Barack Hussein Obama).  Starting April 1st, state sales tax increases 1% statewide and over 1% in a few additional cities.

Los Angeles' sales tax will now be over 10% on taxable purchases!!! 

I'll definitely be looking for a way around the sales tax the next time I purchase an automobile.  Maybe I'll take up residence in Oregon for the required 90 days (where there is NO sales tax, because the government isn't going crazy spending the taxpayers $$$).

Every time I turn around, I'm getting taxed and taxed again.

As you may have noticed in the first 3 months of 2009, buyer activity in Southern California is beginning to increase noticeably.  Inventory of available homes in Sierra Del Oro is at an extremely low level, which lends to the increased chance of multiple offers on listed properties (especially those homes which are a good buy).

Good deals are still within reach, but with the increased buyer activity, it is more important to keep up on new listings on a daily basis.  I send out daily notices of new listings in my clients' areas of choice upon request... this helps the active buyers find the best deals, and allows us to write an offer PRIOR to competition from other agents.

Sierra Del Oro, Corona, Neighborhood Update for March

Sierra Del Oro, Corona is now brimming with buyers.  Inventory is down.  Many homes are now in escrow at amounts OVER list price.  Interest rates are at historic lows.  Now is an excellent time for first time, or investment buyers to pick up a jewel in west Corona... just in time for the next price run-up. 

Banks are getting much more reliable with Short Sale approvals (as long as the agent handling the Short Sale negotiation is experienced with Short Sales).

Short Sales and Seller Perception

As many sellers are facing foreclosure and must look into the possibility of selling their home under a short payoff agreement with the lienholder(s), it is increasingly disappointing that many owners read or hear inaccurate information regarding short sales. 

At least once per day I have a seller call to tell me they thought...

1.  The short sale process takes over 6 months
2.  A short sale is not possible if you have a second mortgage
3.  You must be current on your payments to be approved for a short sale
4.  You must be delinquent on your payments to be approved for a short sale
5.  All real estate agents have similar success in getting a short sale approved by the bank

While some of these things can happen at times, they are all false in general.

What most sellers do not understand...

1.  The real estate agent they choose to represent them in their short sale negotiations has MUCH to do with their chances for success.
2.  A short sale can be closed in as little as 20 days from opening escrow.

While most real estate agents have good intentions, only a fraction of licensed agents are experienced in working with short sales.  If possible, you should work with a real estate broker who has experience with the process and has a good knowledge of the lenders and their individual processing requirements.
