I Have Much to be Thankful for this Year: My Clients and Much More.

With the Holiday Season upon us we all tend to reflect on the things we have to be thankful for in our lives. I am no different than anyone else but I would like to take a moment and thank a few of my clients this year for their trust and loyalty. With out them I would be out of business and all of my clients are special to me.

Ryan & Tammy S. A wonderful newlywed couple who hung in there after making offers on three separate townhome properties in Murrieta. The negotiations and frustrations were well worth the effort and may your home be filled with much peace and joy.

Tara L. A single young professional who purchased her first home at the ripe old age of 26 in Menifee, Ca. and will no doubt become a gifted investor who will reach her goals. Thank you for listening to the advice I gave you and no you can't buy five more properties right now but over time it will happen. The want it now generation. I love your enthusiasm.

Mark & Kim T. Bought their fourth home, this one in Murrieta, and moved into it to be closer to work. Sorry the water pipe broke but aren't you glad we negotiated a home warranty plan in the purchase? I sure am and may those grandkids enjoy the pool at Nana & Pappa's house.

Dan & Tammy V. An investor couple who purchased a property in Lake Elsinore, Ca with multi use zoning. Dan it's time you moved your business a little closer to home and the neighbor did call complaining that you "stole" that property. I gave her your number, hope you don't mind.

George & Debbie. A firefighter and his lovely wife, and two precious little girls, who were determined to find the perfect home with a pool on the Westside of Murrieta. How do you like those mountain views. Thank you again for the referral and be sure to check the porch Christmas morning as Santa told me he was leaving Christy & Julie something special.

Schel & Renicka. The Brady Bunch in real life with four boys and four girls. I don't know how you do it but it's done very well. This is the cutest family, and largest, I have ever worked with and their new home in Temecula has room for all. Tell those girls to give their brothers a break before they develop a inferiority complex.

Dr Paul & Mary B. A couple that was hampered by the restrictions placed upon investors limiting them to four single family home mortgages. We worked around that hurdle and I thank you for your trust and patience as that was a great investment in Menifee. I need to make an appointment, according to my wife, to have my eyes examined Paul so I may be calling soon but I remember you work on the backside of the eye. Must be an age thing.

All of my clients are special and if you are one of my clients and were not mentioned please accept my apologies. Time and space does not allow me to list everyone, plus the fact that there is not even 15 minutes of fame in my ramblings, actually no fame at all, but I love you all and enjoy your Christmas tub of popcorn.

This Old House is Sold: ActiveRain Brings the Google Juice!!!!!

Those of You Here on ActiveRain who Know me Understand I am Technology Challenged so when I began this Blogging stuff I was a little skeptical to say the least. Since the investment was affordable, zero dollars, the only thing I had to lose was some of my time so I jumped in on a hit and miss basis. Today I am a changed man as I have come to understand the power of the Internet and the definition of Google Juice plus the fact ActiveRain brings both to my fingertips.

The Old House Pictured Here Was built in 1920 and it was one of My Real Estate Owned (REO) Listingsthat I posted onto ActiveRain on the 8th of August. I also posted this listing onto a few other Internet sites, Craigslist, Backpage etc, the same day but what blew me away was the fact how fast Google picked up the listing from AR.

On the 10th of August A Buyer Looking for an Investment Property with Light Industrial Zoning (M1) in Lake Elsinore California went onto the Internet and Googled his needs and up pops my listing on Activerain in the third place on Google's first page. Turns out "Dan" owns his own business and is also a Real Estate investor that has always gone directly to the seller to buy his properties never using a Realtor. Not any more!!!!!

Dan Read My Profile Plus some of My Posts and Decided to Give Me a Call. After a thirty minute conversation the appointment was set and I showed Dan this particular property on August the 15th. At that time we both agreed it was priced a little high but a relationship had been created. In late September the bank reduced the price so I called Dan and we once again went to the property to take another look and an offer was made.

November the 14th Escrow closed on Dan's most recent Investment. When I delivered the closing statement to Dan at his home he informed me that he wanted me to find him some more properties. Being the curious type I asked him why he now wanted to work with an agent to make investments. He then proceeded to say he felt he knew me after we met because he read my " stuff on that Activwhatever place" and that I had met his expectations. Go Figure.

This Old Dog is Learning some new Tricks. To those who created this "Activwhatever place" I want to say Thank You as I have cashed the first check from our combined effort and even though my Wife took the Money I am looking forward to many more.

Homeowners Beware of Mortgage Relief Scams.

With The Economy in a Downturn Many Homeowners are Unable to Keep up With Rising Mortgage Payments. Some are suffering from a job loss and others have become overwhelmed by rising interest rates that are adjusting on their mortgage loans. The fact is this has become an epidemic across the Country as we hear and see stories everyday about the housing situation.

With The Current Problems Facing these Homeowners We Now are Seeing Scam Companies Promising Help but their Motive is Greed. They will promise to speak with your lender and try to work out a loan Modification to lower the payment for an upfront Fee that may run into thousands of dollars. Loans can be Modified in some cases but some of these companies are not even calling the lenders but in the end they will tell you nothing can be done in your particular case. Think about it, how do you know if they tried or not?

Before You Sign with any Company do some Research on them. Check with the Better Business Bureau, Ask for a list of past clients with phone numbers and Call them. Don't be hesitant to ask questions and expect their answers to be backed up with Proof. Remember most of these companies are new and only came into existence because of the shear numbers of people facing foreclosure.

The First Thing You Should try is Calling Your Lender Yourself to try and work out a Modification. For some this may be difficult to do but many lenders are now more receptive to loan modifications. If you don't feel capable of doing it yourself you can get advice from the U.S. Department of Housing and urban Development (HUD) on their website. This may be a good place to start to get the help you need as you have worked very hard for your home and it may take some work to modify your loan but it can be accomplished. Do your research and you won't get scammed.

The Current Real Estate Market Offers many Great Values with lower prices and very favorable interest rates on home loans. The inventory of available homes gives you the home buyer many options to choose from as far as amenities, location, size and those things that are important to your needs.

Many of the Homes on the Market are Still Receiving Multiple Offers as savy buyers are snapping up the best deals as soon as the property is placed on the market, This has caused much frustration for some buyers in the Murrieta California market as they have lost out on homes that they truly had fallen in love with. The good news is buyers can put themselves in a better position to get their offers accepted if they will follow a simple game plan.

Make a List of the Must Haves in the home you desire Such as Five Bedrooms. Make a second list of amenities you would "Like to Have" such as Granite Counter tops or a swimming pool. Be honest with yourself and your agent so the houses you see can possibly become your next home.

Now Here is a Crucial Ingredient of Your Home Purchasing Game Plan that 95% of home buyers fail to do "Before" looking at homes and causes much frustration when their offer is not accepted in multiple offer situations. Get "Approved" for your home loan, not just pre approved, as this will help your agent only show homes within your price range. Secondly when you make an offer the seller will look at your offer in a favorable manner as you are ready to proceed to closing as the greatest fear of any seller is the buyer may not qualify for their loan.

Today Will Make History: Take a Moment to Give Thanks.

Today History will be Made in the United States of America irregardless of the candidate you or I personally cast our respective ballot for. At the end of this day Our country will either have the first black President or the first female Vice President in the history of this Great Land and the world is watching. The beauty of it is we are witnessing history in the making.

Much has been written about this Election and Tempers have Flared, even on ActiveRain, but we as Americans are a Blessed People and may we not hold opposing views against one another by burning the bridges of friendship. We The People have always been the backbone of this land and even though we may losing our voice to Professional Politicians we still have the right to vote that many in the world are denied.

We all still have the freedom our forefathers fought and died for and one of them is the right to agree or disagree. This is still the land of opportunity to pursue our dreams and if we are willing to work for them they may become a reality. We can have as many children as we wish and when we walk into a grocery store it is stocked full of the foods we love. Much to be thankful for and at times we take it for granted.

Please Take a Moment to Reflect upon the Blessings of Our Land and if you believe in God tell Him thanks. If you don't believe that is your right as an American but please count your blessings and be thankful we all live in the United States of America and today we voted for the President of our choice.

As for Me I Have much to Thankful For and One of Them is my Therapist whose picture graces this post as she reminds me every time we get together I have freedom. I can ride for a day or go across the Country without being stopped at a checkpoint to produce documents proving I have the right to be there.The exception is the occasional stop by a Sate Trooper who for some reason thinks I may be Speeding.
