The Benicia Finance Director and City Manager have informed us that all is well after considering a $490,000 cut, no more cuts are planned. The city does have plans in place if such cuts are necessary but overall things look good. One reason that Benicia does fairly well is that the city does not reply on big shopping mails for its revenue. Benicia has 2 shopping centers. Downtown shopping, the key tenant is Safeway with 2 banks, West America and Bank of America and a Chevrom gas station. the second shopping area has key tenants of Raleys, Burger King and Pedrotti ACE Hardware. The area has Wells Fargo, located in Raleys, US Bank and WaMu. It also contains several restaurants. Just enough for a small community. One of Benicia revenue sources is also Benicia Industrial Park, located east of the city on Highway 680.
Benicia has a great Fire Department and Police Department, lovely library with children story reading. Benicia has many family activities and civic events. Great place to live and raise your family.
With the sales market being a challenge, many real estate sales and brokers had decided that maybe they need to manage property in economy. Real estate sales and property management are different. Property management creates a long term relationship like none other. You are in the middle between the tenants and the Owners. You need to be everything to everyone and still love what you do. Late night calls, working with vendors for quick response, what to say and not say to protect your client, working contracts,vendor agreement, ACH, online statement to owners, limits on amounts to spend, code violations, tenant disturbances and more. Don't get caught trying to reinvent the wheel...Seek a professional manager and work with them, it is good for the sales agent and good for the owner. Look for a property manager that has designations in the field, continued education.
Benicia was the capitol of California from 1853-1854 and has a beautiful brick captiol building. The location was changed to Sacramento when the governor at the time owned property in Sacramento. With this change, Benicia was able to stay a small family community. The location is ideal..approx. 2 hours from the snow, Yosemite, Monterey/Carmel, 30 minutes from Napa, get to San Francisco by ferry, BART or drive. The bus to BART can take you to many of the bay area locations including the SFO. It is also located 1 hour from Sacramento. Learn to wind surf, sail or watch the ships go by. The weather is normally mild witha 7 knot prevailing NE breeze most of the time giving us fresh air. The school rank at the top, the fire and police have quick response. With one main street, it is busy with restaurants and small shops. Wonderful place to call home.
