We've had a breezy couple of days as Fall struggles to work its way into the area. 40 mph winds will drop signs, no matter how deeply I sledge 'em into the ground. Don't ask me how, but it loosens the most tightly ratcheted nuts and bolts.
So I am always running around to reassemble something or another.
Today, cruising town with Lunapooch in tow, straightening and replanting signs in Los Lagos, I noticed the beauty of the lakes shimmering choppily to the breezes blowing.
FABULOUS.
This was the coolest thing, though. A couple of unusual sunbathers on the shore of one of the man made, fish stocked lakes.

I will have to ask the HOA when they started letting GEESE into the subdivision!

You probably ask all the questions like

And you'd know a little. But would you know enough?
Would your decision be affected if you knew your broker or builder was a drunk driver?
A thief?
A forger?
A batterer?
Practicing real estate without a license?
How about if your prospective homebuilder was in financial trouble and had failed to perform to previous contracts? Or if others had filed complaints?

Our Arizona Real Estate Department and Registrar Of Contractors are big on disclosure. And if you go to their websites, you can find this information, if you know where to look.
To check out an agent or broker in Arizona:
Go to the AZ DRE.
At the top left there is a link called 'Online Services'. Then, to 'Public Database.' Then, 'Licensing'.
Click that and enter the name of the company or agent you wish to investigate.
You'll see how long they have been licensed. (Note that the original license date may not be accurate as online records go back only so far--and changing from agent to broker or entity will change the license)
You'll see what companies they have worked for and for how long.
You'll see what continuing education they have taken (in the last licensing period--we must get 24 hours in every 2 year period)
You'll see if there are any complaints filed about the agent or office.
AND you'll see if there were any convictions, fines, reprimands and for what--as Consent Orders and Commissioner's Orders are public record.
HOPEFULLY, the section for 'problems' looks like this:
No open complaints. No disciplinary actions.
In fairness, there are good agents out there who made mistakes. And our Department doesn't recklessly yank licenses and end careers.
You be the judge. But it's fair that you should know that you can find out.
To check out a builder, go to the Registrar Of Contractors. An awesome website, by the way!
Go to 'Online Services' or 'Investigations' and find out what your builder's track record is.
Bad business is out there. Using due diligence will keep you safe.
Laughlin NV has a beautiful Community Park and it is worth the extra drive to take Luna along to walk and run the trail.
There's a beach volleyball court, play fountain (you step on a button and fountains of water gush forth to cool down by), huge jungle gym, fitness track, baseball diamond, tennis and volleyball and the Spirit Mountain Activity Center where lots of great community programs are run for area kids and seniors.

Luna thinks the park is heaven. Today there was a small puppy she WANTED (cue theme from Jaws) but even though she is a kissy monster, she's big and scary. So I made her maintain. :)

When it's 108 outside, that much green grass is amazing.
