Blood Orange Project Show TONIGHT - River Valley Tavern, Mohave Valley AZ 86440

I know a bit about the Blood Orange Project, being married to the lead guitarist!

Tonight, Saturday August 1, Blood Orange Project will play its second show this summer at the River Valley Tavern -- a cool local hangout with an attractive all-girl staff.

Blood Orange Project's come a long way since the days of rehearsals in my garage! (Now they have permanent studios at Needles, CA radio station KTOX, owned by singer/keyboardist/wearer of Mohawk Dave Hayes.)

My husband Clayton always said, "Someday I'll name a band Blood Orange!" but Blood Orange 65 keyboardist/producer Paul Fix found out the name was also in use by a handful of other bands and added the 65 to make it unique. And that is an understatement.

After a series of projects including John Avila and Johnny Vatos (Oingo Boingo), Brian "Stretch" Carr (Seconds Later) and more well known successful artists, the Blood Orange Project evolved into its current incarnation with Gary on drums and Lil' Davy on bass to round out the band.

Meadview AZ 86444 Real Estate - Hualapai Valley Solar Mohave Sun Power Project

Meadview was and is a unique, special area.

Located in Northwestern AZ, 90 miles north of Bullhead City, Meadview is the Arizona side of mighty but periodically problematic Lake Mead, south of the Hoover Dam.

Lake Mead's water levels (periodically an issue with low rainfall), coupled with the delay in completion of the Hoover Dam Bypass have caused interest in this area to wane and property values to stall--despite the glorious views, higher elevation/cooler temperatures and convenient proximity to the Lake's South Cove and the West Rim of the Grand Canyon.

It's always been a bit difficult for out of area buyers to FIND information on this area. The few real estate offices that operate in town are usually not MLS members and unless those of us 'down the hill' list the properties, chances are you WON'T SEE THEM. That's unfortunate.

Now I don't have a crystal ball, but I PREDICT the interest in Meadview, Dolan Springs, White Hills and Golden Valley areas of Mohave County will be revitalized--and the reason can be described in two words:

Solar Power.

Yes. Here comes the Sun--a natural resource we have PLENTY OF in Northwestern Arizona!

The proposed Hualapai Valley Solar Project (HVS Project) is a 340MW concentrating solar power (CSP) plant to be situated approximately 27 miles north of Kingman on approximately 4,000 acres of private land, using a proven technology that has been operational in the United States since the 1980's.

The HVS Project will use CSP technology to capture heat generated by sunlight and turn that heat into electricity. It will store excess heat using molten salts so that it can provide electricity when it is most needed during on-peak hours. And it will use 'gray (effluent) water' which we have in abundance too.

I've heard that 1.7 million mirrors will capture and generate the power. Pretty cool--ahem, pretty hot! :)

The HVS Project is in the early design and permitting stages, with a construction start anticipated in November 2010 and start of operations in June 2013. HVS is working with Fichtner Solar of Germany, the leading worldwide designer of concentrating solar trough projects, to design the project.

As of late July, 2009, the preliminary design of the project has been completed.

Meetings with the public, stakeholders, county officials, state permitting agencies, and federal permitting agencies have been taking place since Summer. And more meetings will be under way for those who wish to weigh in or get concerns addressed:

This project will mean:

An alternative energy source for us Northwestern 'Zonians AND outerlying states! And if you've spent a Summer here, you know we can use THAT.

  • Jobs and a boost to the local economy. The 1500 temporary and 100 permanent workers will need to eat, buy or rent homes and more!
  • Tax revenues for Mohave County.

And . . . here comes the great news!

Since the project will be located just north of Chloride, AZ . . . the closest 'decent sized' communities are Dolan Springs/Meadview and Golden Valley, AZ . . . the two areas whose real estate values inflated, then deflated the most as the Bypass project hit delays . . .

  • Property values may crank back up again!

If you have a property for sale in Meadview, keep your eye on the market there very closely. I bet we will see some increase in interest as the word gets out about this project.

And if you are interested in buying in the area . . . the coming 1-3 years may see some progress in values as these two big projects--the Bypass and the Solar Project--grow legs . . .

Negotiating Real Estate Deals Like A Big Dog

I play the blonde card a lot, but don't let your guard down . . .

I'm a very good negotiator.

I enjoy negotiating and I can negotiate with the best of them. I know many agents don't and can't.

And I know who they are.

They're the ones who take the transaction personally or are afraid to hear the word ‘no' or are still licking their wounds over the last deal that went south.

Negotiating real estate deals like a big dog first requires that you forget yourself.

You are not ‘whatever troubles you' or ‘some God's gift'. You should be dispassionate, detached. Peering in through the keyhole and watching "to see what our hero will do next". Realize that the principals AND PROBABLY THE OTHER AGENT AS WELL will not be viewing the situation this way and your hand will need to be all the more even to balance out the brewing madness.

Before passing Go, you must be sure you understand your client's needs.

What MUST your client have . . . and what can they NOT tolerate?

(Knowing those two answers helps a lot with life in general, actually)

Negotiating real estate deals like a big dog requires that you define key needs FIRST. Get the most important points secured for your client as quickly as possible.

The more times the ball is returned to your court, the less steam the deal is running under.

Your negotiation may very well be the Jerry Springer Show . . . but remember (oh come on, EVERYONE saw that train wreck at least ONCE) how Jerry NEVER lost that mildly amused look on his face?

When conveying offers or counter offers to your client, state the FACTS being presented and place the best possible interpretation on the actions of ALL-ESPECIALLY if your client begins to take personally the news from ‘the other side'. NEVER speculate or remark about the ATTITUDE of the other party to your client. Be the voice of reason and never engage in negativity. Reassure your client of the ultimate goal. A win/win outcome is most likely to satisfy-at the time and down the line.

To negotiate like a big dog, stay focused on getting that contract executed to the exclusion of all else.

Document everything. Use supporting data such as a CMA or inspection reports to clarify your position. I always include comps with an offer - I want the other agent and principal to see where the buyer is coming from on a purely statistical level. If the property is overpriced because the seller is ‘stuck in the past', seeing current market information could fuel a change of heart.

If you're going through a series of verbals (not recommended, but it happens) keep a painstakingly clear communication log, and recap with EACH go around. It is very easy to get lost and momentum that took time to build will be destroyed.

  • 7-20 3:15 pm - Seller: $142,000, earnest money $2000.
  • 7-20 10:30 am - Buyer: $134,000, 10 day inspection period, 45 day escrow.
  • 7-20 3:15 pm - Seller: $136,000 and close in 30 days. "

Go quid pro quo - offer something, then ask for something else. Just like in Monopoly! When ‘Baron' proposes to purchase your Boardwalk for 150 bucks, see if they'll throw in their Railroads too!

And don't ‘jack up' the principals! Underpromise so you can overdeliver! Until the contract has been signed and delivered, it's not a deal. Maintain calm hopefulness, reminding your client that we are approaching but have not yet made a deal.

(I tell my clients "I'll let you know when you can get excited. Not yet. Not yet. NOW!")

Big Dog Negotiators, with EVERY communiqué, START and END with APPRECIATION:

"Hey Joe, thanks for your help on this so far. My client will go up 5k but they also would like an upgraded home warranty and the refrigerator to convey. I REALLY appreciate your willingness to work with us. Please thank the seller for his cooperation."

If you hit a snag on one point, move to any unfinished ones and resolve them. Then return to the sticky one. With each small ‘win' negotiated, positive momentum builds. Once everything else is hammered out, revisit the impasse. Often, by then, the minds are ready to meet.

Kindness and humility are EVERYTHING. Trump's style is for TV shows. Going in with attitude will shoot your foot clean off.

Here are some more negotiating tips that are more geared toward commercial transactions, but can also apply to residential deals:

  • If you're asking the seller to finance, be prepared to make a larger down payment.
  • If you are paying your own buyer broker, the seller may discount the asking price.
  • If you or someone else extends a personal guarantee, the seller should offer better terms or be willing to carryback finance.
  • If you need a longer escrow period, be prepared to make more than one earnest deposit at agreed upon points of time.
  • An all cash transaction should give you room on the price!
  • If the seller has complete and current information about the property such as inspections, complete financial records that make buyer due diligence easier, you may be asked to limit or eliminate contingencies.
  • With a high or full price purchase offer, seller may be more willing to make repairs or warranty items beyond Close of Escrow.

Finally, I learned some solid negotiating tips from MY big dog, Luna:

  • If the food doesn't make an impression, 'SOMETHING' sprinkled on it within eyesight should do the trick (perception of personal touch)
  • If the nose comes up UNDER my hand which is ON the keyboard . . . ENOUGH work--it's time to play! :) (sometimes stepping away for a 'cool off' works)
  • No walkie - NO lunch! (keep the ball in the air!)
  • "If I have to wear that sillyass Raiders jersey, we BETTER be going to the PARK!" (split the difference)

And with enough TLC . . . miracles can be brought about . . .
