Cape Coral and the Academic Village

It is exciting to see the city of Cape Coral is still marketing the Academic Village project at the corner of Del Prado and Kismet. I have always felt it would be a major benefit to Cape Coral to have a University within our city limits. It is in an ideal location to bring students down from Punta Gorda, over from N. Fort Myers and of course the County's biggest city, Cape Coral.

It would be wonderful if it was FGCU but they are struggling this year and need to adjust finances before growth in the future. I don't know how much of the old plan, which looked wonderful, could still be implemented due to the environmentally sensitive areas designated by US Army Corp. of engineers and SW Florida Water Management. Planning a campus and building is a lengthy process so it would be nice to see that we are actually moving forward.

This is a perfect fit to grow in a direction of economic diversity and with the research side that is being sought after could really put Cape Coral in a huge positive light which is sorely needed.

Building permits increased in May

Building permits in Cape Coral and unincorporated Lee County were up. Lee County had 80 new permits and Cape Coral had 34 permits (more than double last month). This is significant.

This seems to be the beginning of the turn. The sense I get of the market is how people talk about what is happening and what they are doing about it. The buyers are excited and are still coming to buy. This is still an unbelievable good time to buy with interest rates so low and so many homes available at these discount prices because of the foreclosures. We love these deals. If you can buy now. I don't believe it will be a better time for a lot of years to come.

Remember when those who hesitated back in 2003. Then were kicking themselves in 2005. Those who didn't sell in 2005 are kicking themselves in 2008. Isn't this fun? Reality I believe will be a steady increase as inventory moves off and then a normal increase of 3-5%. That's my prediction.

Pine Island Road widening

This is great news. #1 it is a key evacuation route for Pine Island. There is only one section left that is not 4 lanes. It is preventing the regional mall concept from going further. If all the stars align and the funding comes thru (years earlier than anticipated) we will be in fat city and closer to being the big city we are meant to be.
