out of a short sale, what is the timeline? This issue is very close to my heart as the buyer for one of my short sale listings was waffling over the weekend. We were THIS close to approval, and the out-of-town buyers wanted to see the house a couple more times while they were in town visiting. It was very nerve-wracking for the seller, who understood that it is also a nervous situation for the buyer when they are waiting months for approval on two liens with one very slow-moving 2nd lienholder. Fortunately, after reviewing their options again, the buyer stuck it out a few more days and we now have approval.

I love this new feature that the Arizona Regiona Multiple Listing Service has for the weekly lockbox activity in the valley! A chart that tells us how many lockbox openings there are closely correlates with the sales activity throughout the year. This time of year our openings and sales are at their typical lowest. Holidays and travel, family and business social events, end-of-year business wrap up, school functions are just some of the things that contribute to the lower showing activity. The weather is UNBEATABLE here now with temperatures in the 60's and 70's, so I'm quite sure that's not the reason for the lower activity like in some other parts of the country.

But don't worry, things will be heating up soon on the showing activity and sales activity side! Zip code 85255 in North Scottsdale, where I love and primarily work, has the most activity recently. A large part of that could be due to the seasonal rentals that are being shown, as snowbirds start to make their way down for the winter and lock down on a temporary winter home. I have a seasonal listing in Grayhawk - the month of February is rented at $3800 and it looks like March will be soon, too, with both parties being from Chicago.

It's time again for the Tour de Scottsdale in DC Ranch this Sunday, October 2, 2011! If you are an avid bicyclist, you’ll want to be there for some of the most beautiful rides through the Southwest!

On Sunday, October 2, 2011 more than 2000 cyclists from around the Valley and around the nation are expected at the Scottsdale Cycling Festival from the Valley and around the nation are expected at the 8th annual Tour de Scottsdale in DC Ranch. The 70-mile Tour de Scottsdale citizen's race benefits the McDowell Sonoran Conservancy and includes a 30 mile mini-tour. The 70-mile tour starts at 7 a.m. with the 30-mile tour beginning at 7:15 a.m.

WHY: The Tour de Scottsdale is hosted by the DC Ranch Community
Council and benefits the McDowell Sonoran Conservancy (MSC), a non-profit organization dedicated to stewardship of Scottsdale’s McDowell Sonoran Preserve. Recently Scottsdale was named in the top 10 best cities to live in largely due to their wealth of parks! Proceeds from this event help to connect individuals of all ages to the uniqueness of the desert through MSC’s educational programming, research endeavors and a season of activities in the Preserve. The Tour is the kickoff event for MSC’s 17th annual Season of Discovery, which runs from October through April.
It was a perfect day to remember September 11 at the Grayhawk Golf Club Talon Course in North Scottsdale. 
Temperatures in the 90’s. Blue skies with a few wispy clouds. The notable and stunning Talon Golf Course. Saguaro-studded desert landscape. A day out with my husband and good friends. Not to mention:

Grayhawk Golf Club is open to the public. Both golf courses – Talon and Raptor – offer unique challenges as they wind through some of the most spectacular Sonoran Desert on the planet. Talon was the first to burst on to the Scottsdale, Arizona golf scene in 1994 followed by Raptor in 1995. Since then, they have become widely considered as two of the finest golf courses in the Valley of the Sun.
